NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of foreclosure dated July 10, 2014, and entered in Case No. 2012-CA-007997-O of the Circuit Court of the NINTH Judicial Circuit in and for ORANGE COUNTY, Florida, wherein BANK OF AMERICA, N.A., is Plaintiff, and LEONARD S. KAPLAN, et al are Defendants, the clerk will sell to the highest and best bidder for cash, beginning at 11:00 AM www.myOrangeClerk.realforeclose.com, in accordance with Chapter 45, Florida Statutes, on the 13 day of November, 2014, the following described property as set forth in said Final Judgment, to wit:
Lot 11, Maitland Shores, Second Addition, according to the plat recorded in Plat Book T, Page 7, as Recorded in the Public Records of Orange County, Florida and that portion of the Old Howell Branch Road that has been vacated and lies adjacent to and abuts said Lot. Less: That portion of Howell Branch Road as shown on the Plat of Maitland Shores, Orange County, Florida as recorded in Plat Book T, Page 7, Public Records of Orange County, Florida and vacated in Official Records Book 2298, Page 795, Public Records of Orange County, Florida, described as follows: From the NorthEast Corner of Lot 11, said Maitland Shores, run North 42 degrees 10 minutes 08 seconds East along the Easterly line of Lot 11 extended, said line being the Easterly boundary of Maitland Shores, 25.56 feet to the point of beginning; thence continue North 42 degrees 10 minutes 08 seconds East 24.4 feet to the Northerly right of way line of vacated Howell Branch Road, said point being the NorthEast Corner of Maitland Shores, thence North 47 degrees 49 minutes 52 seconds West 11.47 feet along said vacated right of way line to the point of curvature of a curve concave Southwesterly having a central angle of 18 degrees 23 minutes 08 seconds and a radius of 319.20 feet, thence Northwesterly along the arc of said curve 102.43 feet to a point on curve, thence South 43 degrees 40 minutes 30 seconds East 112.46 feet to the point of beginning.
