NOTICE IS HEREBY GIVEN pursuant to a Final Summary Judgment of Foreclosure dated June 4, 2014 and an Order Rescheduling Foreclosure Sale dated October 1, 2014, entered in Civil Case No.: 36-2012-CA-053602 of the Circuit Court of the Twentieth Judicial Circuit in and for Lee County, Florida, wherein FEDERAL NATIONAL MORTGAGE ASSOCIATION, Plaintiff, and MICHAEL HANNON , RUTH HANNON, SANDOVAL COMMUNITY ASSOCIATION, INC. are Defendants.
I will sell to the highest bidder for cash, at www.lee.realforeclose.com, at 09:00 AM, on the 3 day of December, 2014, the following described real property as set forth in said Final Summary Judgment, to wit:
LOT 21, BLOCK 7080, SANDOVAL-PHASE 1, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 79, PAGES 15 THROUGH 31, OF THE PUBLIC RECORDS OF LEE COUNTY, FLORIDA.
ALSO BEING A PART OF LOT 20, BLOCK 7080, OF SANDOVAL - PHASE 1, BEING MORE PARTICULARLY DESCRIBED FOLLOWS; BEGINNING AT THE NORTHWESTERLY CORNER OF SAID TRACT 21; THENCE SOUTH 56Ëš03'32” WEST, ALONG THE NORTHWESTERLY LINE OF SAID TRACT 21, A DISTANCE OF 86.46 FEET; THENCE NORTH 55Ëš17'32” EAST, A DISTANCE OF 86.62 FEET TO A POINT ON A NON-TANGENTIAL CURVE; THENCE SOUTHWESTERLY 1.17 FEET ALONG THE ARC OF A CIRCULAR CURVE, CONCAVE SOUTHWESTERLY, HAVING A RADIUS OF 190.00 FEET, THROUGH A CENTRAL ANGLE OF 00Ëš21' 08” AND BEING SUBTENDED BY A CHORD WHICH BEARS SOUTH 26Ëš32'27” EAST, 1.17 FEET TO THE POINT OF BEGINNING.
LESS AND EXCEPT THE FOLLOWING DESCRIBED PORTION OF LOT 21; BEGINNING AT THE SOUTHWESTERLY CORNER OF SAID LOT 21; THENCE NORTH 56Ëš03'32” EAST, ALONG THE NORTHWESTERLY LINE OF SAID LOT 21, A DISTANCE OF 47.36 FEET; THENCE SOUTH 55Ëš17'32” WEST, A DISTANCE OF 47.67 FEET TO A POINT ON A NON-TANGENTIAL CURVE; THENCE NORTHERLY 0.70 FEET ALONG THE ARC OF A CIRCULAR CURVE, CONCAVE WESTERLY HAVING A RADIUS OF 60.00 FEET, THROUGH A CENTRAL ANGLE OF 00Ëš40'19” AND BEING SUBTENDED BY A CHORD WHICH BEARS NORTH 08Ëš55'36” WEST 0.70 FEET, TO THE POINT OF BEGINNING.
If you are a person claiming a right to funds remaining after the sale, you must file a claim with the clerk no later than 60 days after the sale. If you fail to file a claim you will not be entitled to any remaining funds. After 60 days, only the owner of record as of the date of the lis pendens may claim the surplus.
