NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated October 21, 2014, and entered in Case No. 2014CA000911AX, of the Circuit Court of the Twelfth Judicial Circuit in and for MANATEE County, Florida. BANK OF AMERICA, N.A. (hereafter “Plaintiff”), is Plaintiff and DENNIS W. WAGNER; JOANNE L. WAGNER; UNKNOWN TENANT #1 N/K/A EDWIN SANDS, are defendants. I will sell to the highest and best bidder for cash via the Internet at www.manatee.realforeclose.com, at 11:00 a.m., on the 25th day of November, 2014, the following described property as set forth in said Final Judgment, to wit:
THE WESTERLY 70.00 FEET OF THE FOLLOWING DESCRIBED LOTS 1, 2 AND 3, BLOCK 27, ONAHOM FARMS, ACCORDING TO THE PLAT
THEREOF, AS RECORDED IN PLAT BOOK 6, PAGE 81, PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA, BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS:
BEGIN AT THE SOUTHWEST CORNER OF SAID LOT 3, BLOCK 27, THENCE NORTH 27°07'50” WEST, ALONG THE WESTERLY LINE OF SAID LOT 3, BLOCK 27, A DISTANCE OF 120.30 FEET TO THE NORTHWEST CORNER AS MONUMENTED BY 2” IRON PIPE OF SAID LOT 3, BLOCK 27;
THENCE NORTH 62°52'52” EAST, ALONG THE NORTHERLY LINE OF SAID LOT 3, BLOCK 27, A DISTANCE OF 70.00 FEET; THENCE SOUTH 27°07'50” EAST, ALONG A LINE PARALLEL AND 70 FEET THERE FROM, A DISTANCE OF 119.91 FEET TO A POINT ON THE NORTHERLY RIGHT OF WAY LINE OF 38TH STREET EAST (A 50 FOOT WIDE PUBLIC RIGHT OF WAY), SAID POINT BEING NORTH 62°52'44” EAST, 70.00 FEET FROM THE AFOREMENTIONED SOUTHWEST CORNER OF LOT 3, BLOCK 27, ALSO BEING THE POINT OF BEGINNING; THENCE SOUTH 62°52'44” WEST, ALONG SAID NORTHERLY RIGHT OF WAY LINE, A DISTANCE OF 70.00 FEET TO THE POINT OF BEGINNING.

surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale.
