NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered June 23, 2014 in Civil Case No. 2010-CA-001055 of the Circuit Court of the TWELFTH Judicial Circuit in and for Sarasota County, Sarasota, Florida, wherein NATIONSTAR MORTGAGE LLC is Plaintiff and LUTHER ROSEBARO, ORA ROSEBARO, UNKNOWN TENANTS/OWNERS, are Defendants, the Clerk of Court will sell to the highest and best bidder for cash electronically at www.sarasota.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 17th day of November, 2014 at 09:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
LOT 22 AND A PORTION OF LOT 23, BLOCK A, CENTRAL HEIGHTS, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 2 AT PAGE 136 OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA, THAT PART OF LOT 23 BEING DESCRIBED AS FOLLOWS: BEGINNING AT THE SE CORNER OF LOT 23, OF BLOCK A, CENTRAL HEIGHTS, RECORDED IN PLAT BOOK 2 AT PAGE 136 OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA; THENCE NORTHERLY ALONG EAST LINE OF LOT 23, 43.38 FEET TO THE SOUTH RIGHT OF WAY LINE OF A 66 FOOT DRAINAGE CANAL; THENCE WESTERLY ALONG SAID RIGHT OF WAY LINE 100 FEET, MORE OR LESS, TO A POINT OF THE WEST LINE OF LOT 23 (SAID POINT BEING 47.88 FEET NORTHERLY OF THE SW CORNER OF SAID LOT 23; THENCE SOUTHERLY ALONG LOT LINE 47.88 FEET TO THE SW CORNER OF LOT 23; THENCE EASTERLY ALONG THE SOUTH LINE OF SAID LOT 23, 100 FEET TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim within 60 days after the sale.
