NOTICE OF SALE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated August 12, 2014 and entered in Case No. 13-11217-CI of the Circuit Court of the 6th Judicial Circuit in and for Pinellas County, Florida, wherein CITIBANK, N.A. AS TRUSTEE FOR AMERICAN HOME MORTGAGE ASSETS TRUST 2006-3 MORTGAGE PASS-THROUGH CERTIFICATES SERIES 2006-3, is Plaintiff and Barbara J. Karg, et al, are Defendants, I will sell to the highest and best bidder for cash via an online auction at www.pinellas.realforeclose.com at 10:00 A.M. on the 26th day of September, 2014, the following described property as set forth in said Final Judgment, to wit:
THE LAND REFERRED TO IN THIS EXHIBIT IS LOCATED IN THE COUNTY OF PINELLAS AND THE STATE OF FLORIDA IN DEED BOOK 9402 AT PAGE 207 AND DESCRIBED AS FOLLOWS. THAT CERTAIN CONDOMINIUM PARCEL COMPOSED OF UNIT NUMBER B, BUILDING 5, AND AN UNDIVIDED INTEREST OR SHARE IN THE COMMON ELEMENTS APPURTENANT THERETO, IN ACCORDANCE WITH AND SUBJECT TO THE COVENANTS, CONDITIONS, RESTRICTIONS, EASEMENTS, TERMS AND OTHER PROVISIONS OF THE DECLARATION OF CONDOMINIUM OF SUNSET POINT, A CONDOMINIUM, AS RECORDED IN O. R. BOOK 5368 PAGES 1237-1238, AND AMENDMENTS THERETO AS RECORDED IN O. R. BOOK 5383 PAGES 149-154; O. R. BOOK 5423 PAGES 959-960; O. R. BOOK 5449 PAGES 860-861; O. R. BOOK 5512 PAGES 486-487; O. R. BOOK 5547 PAGE 358-359 AND O. R. BOOK 5571 PAGES 911-912; AND THE PLAT THEREOF AS RECORDED IN CONDOMINIUM PLAT BOOK 61 PAGES 120-121, ALL PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA.

and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
