NOTICE IS HEREBY GIVEN that, pursuant to the Stipulated Final Judgment of Foreclosure entered in the above-styled cause, in the Circuit Court of the Twentieth Judicial Circuit of Florida, in and for Charlotte County, Florida, the Clerk of the Circuit Court will sell the following property, situated in Charlotte County, Florida, and more particularly described as follows:

A parcel of land lying in Section 15, Township 40 South, Range 22 East, Charlotte County, Florida, further described as follows: The Southerly 317.94 feet by right angle measurement, except the Easterly 398.41 feet, by right angle measurement, of the following described lands:

All of lands bounded on the West by the Easterly right of way line of NORTH TAMIAMI DRIVE (n/k/a Caring Way), according to the description thereof recorded in Official Records Book 260, Pages 115 and 117 of the Public Records of Charlotte County, Florida: on the North by the Southerly right of way of GERTRUDE AVENUE, according to the description thereof recorded in Official Records Book 242, Pages 438 and 439 of said Public Records; on the East by the Westerly right of way line of AARON STREET. according to the description thereof recorded in Official Records Book 260, Pages 115 and 116 of said Public Records: and on the South by the Northerly right of way line of BRINSON AVENUE, according to the Plat of PORT CHARLOTTE PLAZA SECTION ONE recorded In Plat Book 7, Pages 63 and 63B of said Public Records.

Together with all improvements now or hereafter located on said property and all fixtures, appliances, apparatus, equipment, furnishings, heating and air conditioning equipment, machinery and articles of personal property and replacements thereof (other than those owned by lessees of said real property) now or hereafter affixed to, attached to, placed upon, or used in any way in connection with the complete and comfortable use, occupancy, or operation of the said real property, all licenses and permits used or required in connection with the use of said real property, all leases of said real property now or hereafter entered into and all right, title and interest of Mortgagor thereunder, including without limitation, cash or securities deposited thereunder pursuant to said leases, and all rents, issues, proceeds, and profits, accruing from said real property and together with all proceeds of the conversion, voluntary or involuntary of any of the foregoing into cash or liquidated claims, including without limitation, proceeds of insurance and condemnation awards (the foregoing said real property, tangible and intangible personal property hereinafter referred to collectively as the Mortgaged Property).

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale.
