NOTICE IS HEREBY GIVEN pursuant to a Uniform Final Judgment of Mortgage Foreclosure dated August 25, 2014 and entered in Case No. 2011 CA 009750 NC of the Circuit Court of the TWELFTH Judicial Circuit in and for SARASOTA County, Florida wherein CITIBANK, N.A., AS TRUSTEE FOR THE CERTIFICATEHOLDERS OF CWABS, INC., ASSET-BACKED CERTIFICATES, SERIES 2007-QH1 is the Plaintiff and HOMER LEFEBVRE; LINDA LEFEBVRE; BELLAGIO ON VENICE ISLAND HOMEOWNERS ASSOCIATION, INC.; UNKNOWN TENANT #1 (n/k/a Carrie Smith); ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER AND AGAINST THE NAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS, are the Defendants. Also: A portion of Tract “B-3”, Bellagio on Venice Island, as recorded in Plat Book 41, Pages 29, 29A-29H, of the Public Records of Sarasota County, Florida; thence North 11°31'45'' W. along the Westerly line of Tract “B-3” a distance of 91.91 feet; thence South 26°56'14'' E. a distance of 86.39 feet to a point on a curve to the right having a radius of 177.00 feet, a central angle of 07°56'38'', a chord bearing of South 57°52'12'' W. and a chord length of 24.52 feet; thence along the arc of said curve an arc length of 24.54 feet to the Point of Beginning.
LESS: A portion of said Lot 105, more particularly described as follows: Begin at the Southwest corner of Lot 105, Bellagio on Venice Island, as recorded in Plat Book 41, Pages 29, 29A-29H, of the Public Records of Sarasota County, Florida; thence North 10°76'55'' W. along the Westerly line of Lot 105, a distance of 83.46 feet; thence South 26°56'14'' E. a distance of 85.35 feet to a point on a curve to the right having a radius of 177.00 feet, a central angle of 07°56'37'', a chord bearing of South 75°44'47'' W. and a chord length of 24.52 feet; thence along the arc of said curve on arc length of 24.54 feet to the Point of Beginning: And LESS: A portion of said Lot 105, more particularly described as follows: Begin at the Northeast corner of Lot 105, Bellagio on Venice Island, as recorded in Plat Book 41, Pages 29, 29A-29H, of the Public Records of Sarasota County, Florida; thence South 11°31'45'' E., along the Easterly line of Lot 105, a distance of 33.77 feet; thence North 15°10'21''W. a distance of 31.67 feet to a point on a curve to the left having a radius of 67.00 feet, a central arc length of 1.54 feet to the point of reverse curvature of a curve to the right having a radius of 43.00 feet, a central angle of 01°53'00'', a chord bearing of North 31°32'41'' E. and a chord length of 1.41 feet; thence along the arc of said curve an arc length of 1.41 feet to the Point of Beginning.
