NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated August 21, 2014, and entered in 2012 CA 000671 NC of the Circuit Court of the TWELFTH Judicial Circuit in and for Sarasota County, Florida, wherein ONEWEST BANK, FSB N/K/A ONEWEST BANK N.A. is the Plaintiff and THE UNKNOWN HEIRS, DEVISEES, GRANTEES, ASSIGNEES, LIENORS, CREDITORS, TRUSTEES, AND ALL OTHER PARTIES CLAIMING AN INTEREST BY, THROUGH, UNDER OR AGAINST THE ESTATE OF NADINE A. GORMLEY A/K/A NADINE M. GORMLEY A/K/A DEAN GORMLEY; UNITED STATES OF AMERICA ACTING ON BEHALF OF THE SECRETARY OF HOUSING AND URBAN DEVELOPMENT; MARK JON GORMLEY; MARK JON GORMLEY AS PERSONAL REPRESENTATIVE OF THE ESTATE OF NADINE A. Karen Rushing as the Clerk of the Circuit Court will sell to the highest and best bidder for cash at www.sarasota.realforeclose.com, at 09:00 AM, on October 6, 2014, the following described property as set forth in said Final Judgment, to wit:
THE EASTERLY ONE-THIRD OF THE SOUTH HALF OF THE FOLLOWING DESCRIBED PARCEL:
COMMENCE AT THE SOUTHEAST CORNER OF LOT 2, BLOCK 1, SECTION 5 OF THE SARASOTA-VENICE COMPANY'S RIVER SUBDIVISION, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 2, PAGE 48, OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA; THENCE WESTERLY ALONG THE SOUTHERLY BOUNDARY OF SAID LOT 2, BLOCK 1, A DISTANCE OF 1 ,602 FEET TO A POINT FOR THE POINT OF BEGINNING; THENCE IN A NORTHERLY DIRECTION AND AT RIGHT ANGLES TO THE SOUTHERLY BOUNDARY OF SAID LOT 2, BLOCK 1, A DISTANCE OF 368.8 FEET TO A POINT ON THE SOUTH BOUNDARY OF THE LANDS CONVEYED TO HALTON RECORDED IN DEED BOOK 224, PAGE 99, PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA; THENCE EASTERLY AND PARALLEL TO THE SOUTHERLY BOUNDARY OF SAID LOT 2, BLOCK 1 , A DISTANCE OF 382 FEET, MORE OR LESS, TO THE WEST BOUNDARY OF THAT CERTAIN ACCESS RIGHT-OF-WAY CONVEYED TO THE COUNTY OF SARASOTA BY DEED RECORDED IN OFFICIAL RECORDS BOOK 12, PAGE 140, PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA; THENCE SOUTHERLY ALONG THE WESTERLY BOUNDARY OF SAID RIGHT-OF-WAY 368.8 FEET TO THE SOUTHERLY LINE OF SAID LOT 2, BLOCK 1; THENCE WESTERLY ALONG THE SOUTHERLY BOUNDARY OF SAID LOT 2, BLOCK 1, A DISTANCE OF 382 FEET, MORE OR LESS, TO THE POINT OF BEGINNING.
TOGETHER WITH AND SUBJECT TO A NONEXCLUSIVE EASEMENT FOR INGRESS AND EGRESS DESCRIBED IN PARAGRAPH 2 OF THAT CERTAIN AGREEMENT TO RELOCATE EASEMENT RECORDED IN OFFICIAL RECORDS BOOK 399, PAGE 888, PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
