NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 19th day of August, 2014, and entered in Case No. 29-2013-CA-006955, of the Circuit Court of the 13TH Judicial Circuit in and for Hillsborough County, Florida, wherein WELLS FARGO BANK, N.A. is the Plaintiff and JAMES KEARBEY A/K/A JAMES BYRON KEARBEY AKA JAMES B. KEARBEY; SUMMERFIELD MASTER COMMUNITY ASSOCIATION, INC.; JENNIFER CHURKERY A/K/A JENNIFER LEIGH CHURKERY KEARBEY AKA JENNIFER L. CHURKERY KEARBEY and UNKNOWN TENANT(S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.hillsborough.realforeclose.com, the Clerk's website for on-line auctions at, 10:00 AM on the 7th day of October, 2014, the following described property as set forth in said Final Judgment, to wit:

LESS THAT PART OF LOT 25 OF SAID SUMMERFIELD VILLAGE II, TRACT 5, PHASE II, FURTHER DESCRIBED AS FOLLOWS; BEGIN AT THE NORTHWEST CORNER OF SAID LOT 25 THENCE RUN NORTH 88 DEGREES, 46 MINUTES, 15 SECONDS EAST A DISTANCE OF 100.00 FEET; THENCE RUN SOUTH 73 DEGREES 24 MINUTES 02 SECONDS EAST A DISTANCE OF 124.46 FEET; THENCE RUN NORTH 75 DEGREES 29 MINUTES 54 SECONDS WEST A DISTANCE OF 123.09 FEET; THENCE RUN SOUTH 88 DEGREES 46 MINUTES 15 SECONDS WEST A DISTANCE OF 100.00 FEET; THENCE RUN NORTH 01 DEGREES 13 MINUTES 45 SECONDS WEST A DISTANCE OF 4.73 FEET TO THE POINT OF BEGINNING.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
