NOTICE IS HEREBY GIVEN that pursuant to the Uniform Final Judgment of Foreclosure dated February 23, 2015, entered in Case No. 2013-CA-5270, Circuit Court of the Twelfth Judicial Circuit in and for Manatee County, Florida, wherein U.S. Bank, N.A., as Trustee on behalf of the holders of the J.P. Morgan Mortgage Acquisition Trust 2006-NC2 Asset Backed Pass Through Certificates, Series 2006-NC2 is the Plaintiff, and Kevin Erwin, Manatee County and Debra K. Erwin a/k/a Debra E. Erwin are the Defendants, I, R.B. “Chips” Shore, Clerk of the aforesaid Court, will sell to the highest bidder for cash in accordance with Section 45.031, Florida Statutes, at: www.manatee.realforeclose.com, the Clerk's website for online auctions, at 11:00 a.m. on May 13, 2015, the following described real property, situate and being in Manatee County, Florida to-wit:
Lot 13, Ellenton Acres, Unit 2, according to the map or plat thereof as recorded in Plat Book 21, Page 45-56 of the Public Records of Manatee County, Florida.
Said sale will be made pursuant to and in order to satisfy the terms of said Final Judgment of Foreclosure.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
