Final Judgment was awarded on March 27, 2015 in Civil Case No. 52-2013-CA-007661, of the Circuit Court of the SIXTH Judicial Circuit in and for Pinellas County, Florida, wherein, WELLS FARGO BANK, NA is the Plaintiff, and MARY BETH THOMAS; CACH, LLC; COMMUNITY OF EMERALD BAY HOMEOWNERS ASSOCIATION, INC.; UNKNOWN TENANT #1 N/K/A NICOLE THOMAS; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER AND AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS are Defendants.

TOGETHER WITH AN EASEMENT FOR INGRESS AND EGRESS DESCRIBED AS FOLLOWS: COMMENCE AT THE SOUTHEAST CORNER OF SECTION 15, TOWNSHIP 28 SOUTH, RANGE 16 EAST, PINELLAS COUNTY, FLORIDA; THENCE NORTH 89°41'51”; WEST 405.00 FEET; THENCE SOUTH 89°52'06” WEST, 363 FEET TO THE POINT OF BEGINNING; THENCE NORTH 00°07'54” WEST, 488.00 FEET TO THE SOUTHERLY RIGHT-OF-WAY LINE OF STATE ROAD 584; THENCE SOUTH 68°57'18” EAST ALONG SAID SOUTHERLY RIGHT-OF-WAY LINE, 115.67 FEET; THENCE SOUTH 21°44” WEST, 95.00 FEET; THENCE SOUTH 00°07'54” EAST, 357.63 FEET; THENCE SOUTH 89°52'06” WEST, 73.54 FEET TO THE POINT OF BEGINNING.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
