NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated April 16, 2015, and entered in 13-CA-051125 of the Circuit Court of the TWENTIETH Judicial Circuit in and for LEE County, Florida, wherein CHAMPION MORTGAGE COMPANY, is the Plaintiff and THE UNKNOWN HEIRS, BENEFICIARIES, DEVISEES, GRANTEES, ASSIGNEES, LIENORS, CREDITORS, TRUSTEES AND ALL OTHERS WHO MAY CLAIM AN INTEREST IN THE ESTATE OF MARY LILLIAN HUTSLAR MAGNUSON A/K/A MARY L. MAGNUSON, DECEASED; UNITED STATES OF AMERICA ON BEHALF OF SECRETARY OF HOUSING AND URBAN DEVELOPMENT; JAMES D. MAGNUSON A/K/A JAMES DALE MAGNUSON, AS NOMINATED PERSONAL REPRESENTATIVE OF THE ESTATE OF MARY LILLIAN HUTSLAR MAGNUSON A/K/A MARY L. MAGNUSON, DECEASED; JAMES D. MAGNUSON A/K/A JAMES DALE MAGNUSON; TERRY LEE MILLER MAGNUSON; APRIL ELAINE MAGNUSON A/K/A APRIL E. MAGNUSON; NANCY CAROL MAGNUSON A/K/A NANCY C. MAGNUSON; LINDA LEE CULLISON; AARON T. Linda Doggett as the Clerk of the Circuit Courtwill sell to the highest and best bidder for cash, www.lee.realforeclose.com, at 09:00 AM on May 18, 2015, the following described property as set forth in said Final Judgment, to wit:
REVISED LOT 19, BLOCK K, FIRST ADDITION TO VENETIAN GARDENS, SECTION 19, T-46-S, R-24-E, LEE COUNTY FLORIDA.
A TRACT OR PARCEL OF LAND LYING IN LOT 11 OF T.P. HILLS SUBDIVISION ACCORDING TO THE MAP OR PLAT THEREOF AS RECORDED IN PLAT BOOK 3 AT PAGE 84 OF THE PUBLIC RECORDS OF LEE COUNTY, FLORIDA, BEING A PART OF SECTION 19, TOWNSHIP 46 SOUTH, RANGE 24 EAST, AND FURTHER BOUNDED AND DESCRIBED AS FOLLOWS:
STARTING AT THE CONCRETE MONUMENT MARKING THE INTERSECTION OF THE NORTHEASTERLY LINE OF ESTERO BOULEVARD (50.00 FEET WIDE) AND THE WESTERLY LINE OF MIRAMAR SUBDIVISION ACCORDING TO THE PLAT OR MAP THEREOF RECORDED IN PLAT BOOK 6, AT PAGE 31 OF SAID PUBLIC RECORDS; THENCE N 0°44'01”E ALONG SAID WEST LINE, BEING EAST LINE OF SAID LOT 11 OF T.P. HILLS SUBDIVISION, A DISTANCE OF 909.05 FEET TO THE POINT OF BEGINNING OF THE HEREIN DESCRIBED PARCEL. THENCE N 89°15'59”W A DISTANCE OF 105.00 FEET; THENCE N 0°44'01”E A DISTANCE OF 50.00 FEET; THENCE S 89°15'59” E A DISTANCE OF 105.00 FEET TO AN INTERSECTION WITH THE EASTERLY LINE OF SAID LOT 11; THENCE S 0°44'01”W ALONG EASTERLY LINE OF DISTANCE OF 50.00 FEET TO THE POINT OF BEGINNING.
SAID PARCEL SUBJECT TO A ROADWAY AND DRAINAGE EASEMENT OVER AND ACROSS THE WESTERLY 5.00 FEET.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
