NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated May 26, 2015, and entered in 11-2014-CA-000475 of the Circuit Court of the TWENTIETH Judicial Circuit in and for COLLIER County, Florida, wherein U.S. BANK, NATIONAL ASSOCIATION, AS TRUSTEE FOR THE CERTIFICATEHOLDERS OF THE LXS 2007-16N TRUST FUND, is the Plaintiff and ROBERT W. RUDY A/K/A ROBERT RUDY; FIDDLER'S CREEK FOUNDATION, INC.; MARENGO AT FIDDLER'S CREEK CONDOMINIUM ASSOCIATION, INC.; UNKNOWN SPOUSE OF ROBERT W. RUDY A/K/A ROBERT RUDY N/K/A SALLY RUDY; UNKNOWN TENANT #1 IN POSSESSION OF THE PROPERTY N/K/A RAMIA MACDONALD are the Defendant(s). Dwight Brock as the Clerk of the Circuit Courtwill sell to the highest and best bidder for cash, in the lobby on the third floor of the Courthouse Annex, Collier County Courthouse, 3315 Tamiami Trail East, Naples, FL 34112 FL , at 11:00 AM on August 26, 2015, the following described property as set forth in said Final Judgment, to wit:
UNIT NO. 201, BUILDING 7, PHASE VII, MARENGO AT FIDDLER'S CREEK, A CONDOMINIUM, TOGETHER WITH THE PRO RATA INTEREST IN THE COMMON ELEMENTS AND COMMON PROPERTY OF THE CONDOMINIUM AND LIMITED COMMON ELEMENTS APPURTENANT THERETO, MORE PARTICULARLY DELINEATED AND IDENTIFIED IN THE DECLARATION OF CONDOMINIUM OFMARENGO AT FIDDLER'S CREEK, A CONDOMINIUM AS RECORDED IN O.R. BOOK 4208, PAGE 2788, ET SEQ., OF THE PUBLIC RECORDS OF COLLIER COUNTY, FLORIDA, AND AS AMENDED.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
