NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated April 28, 2015, and entered in 13-CA-00239 of the Circuit Court of the THIRTEENTH Judicial Circuit in and for Hillsborough County, Florida, wherein THE BANK OF NEW YORK MELLON TRUST COMPANY, N.A. F/K/A THE BANK OF NEW YORK TRUST COMPANY, N.A., AS TRUSTEE FOR CHASE MORTGAGE FINANCE TRUST MULTI-CLASS PASS-THROUGH CERTIFICATES SERIES 2006-S3 is the Plaintiff and BLAKE TWEDT are the Defendant(s). Pat Frank as the Clerk of the Circuit Court will sell to the highest and best bidder for cash at www.hillsborough.realforeclose.com, at 10:00 AM, on August 25, 2015, the following described property as set forth in said Final Judgment, to wit:

A PORTION OF THE SOUTH 11.5 FEET OF THE NORTH 462.0 FEET OF GOVERNMENT LOT 5, SECTION 25, TOWNSHIP 28 SOUTH, RANGE 18 EAST, BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: FOR A POINT OF BEGINNING, COMMENCES AT THE SOUTHWEST CORNER OF SAID LOT 25, THENCE NORTH 89°59'09” WEST ALONG THE SOUTHERLY BOUNDARY OF LOT 24 OF SAID LOWRY LANE SUBDIVISION FOR A DISTANCE OF 62.00 FEET TO THE SOUTHWEST CORNER OF SAID LOT 24, THENCE SOUTH 00°21'05” EAST ALONG THE SOUTHERLY PROJECTION OF THE WESTERLY BOUNDARY LINE OF SAID LOT 24 FOR A DISTANCE OF 11.50 FEET, THENCE ALONG SOUTH 89°59'09” EAST FOR A DISTANCE OF 297.31 FEET TO A POINT ON THE TOP OF BANK OF HILLSBOROUGH RIVER, THENCE ALONG SAID TOP OF BANK NORTH 08°34'12” WEST FOR A DISTANCE OF 11.65 FEET, TO A POINT ON THE SOUTHERLY BOUNDARY LINE OF SAID LOWRY LANE SUBDIVISION, THENCE NORTH 89°59'09” WEST ALONG SOUTHERLY BOUNDARY LINE OF SAID LOWRY LANE SUBDIVISION FOR A DISTANCE OF 233.59 FEET TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
