NOTICE is hereby given that pursuant to the Final Judgment of Foreclosure entered in the cause pending in the Circuit Court of the Ninth Judicial Circuit, in and for Orange County, Florida, Case No. 2011-CA-015175-O, in which Plaintiff, Ventures Trust 2013-I-H-R By MCM Capital Partners LLC, It's Trustee, and Defendants, Jose J. Garcia, Elina Garcia; Wells Fargo Bank National Association, successor by merger to Wachovia Bank National Association; Westfiled Lakes Property Owners Association, Inc.; Unknown Tenant #1 an d Unknown Tenant #2 , and all persons, corporations, or other entities claiming by, through, or under the defendants, the undersigned Clerk will sell the following described property situated in Orange County, Florida:
Lot 33, Block B, Westfield III- Phase B, according to the map or plat thereof, as recorded in Plat Book 53, Page(s) 95 through 102, inclusive, of the Public Records of Orange County, Florida.
a/k/a 819 Shadowmoss Drive, Winter Garden, Florida 34787.
Together with an undivided percentage interest in the common elements pertaining thereto at public sale, to the highest and best bidder for cash at 11 a.m., on the 6th day of January, 2016, at www.myorangeclerk.realforeclose.com.
Any person claiming interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
