NOTICE OF SALE IS HEREBY GIVEN pursuant to an Amended Uniform Final Judgment of Mortgage Foreclosure dated May 28, 2015 and the Order Granting Motion to Reset Foreclosure Sale dated November 9, 2015, and entered in Case No.: 2014 CA 003153 of the Circuit Court of the 12th Judicial Circuit in and for Manatee County, Florida wherein INTERNATIONAL FIDELITY INSURANCE COMPANY and AIA HOLDINGS, INC. are the Plaintiffs and GLADYS SAILES HOUSTON d/b/a SAILES BAIL BONDS a/k/a SAILES INSURANCE AND BAIL BONDS, INC., RONALD HOUSTON, OSIE MAE SAILES, and VANZETTA SAILES THOMAS are the Defendants. The Manatee County Clerk of the Court will sell to the highest and best bidder for cash via online at www.manatee.realforeclose.com at 11:00 a.m. on the 16th day of December, 2015, the following described property as set forth in said Amended Uniform Final Judgment of Mortgage Foreclosure, to wit:
COMMENCE AT THE SOUTHEAST CORNER OF THE WEST 1/2 OF THE NORTHEAST 1/4 OF THE SOUTHWEST 1/4 OF THE NORTHEAST 1⁄4 OF SECTION 12, TOWNSHIP 34 SOUTH, RANGE 17 EAST, MANATEE COUNTY, FLORIDA; THENCE N00'13'48” E. ALONG THE EAST LINE OF SAID WEST 1/2, A DISTANCE OF 125.18 FEET FOR A POINT OF BEGINNING: THENCE CONTINUE N00'13'48” E., ALONG SAID EAST LINE, A DISTANCE OF 272.57 FEET; THENCE S89'54'50” W, 309.47 FEET TO THE EAST LINE OF THAT CERTAIN ROAD RIGHT-OF- WAY AS DESCRIBED IN DEED BOOK 381, PAGE 319 OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA; THENCE SOUTH ALONG SAID EAST LINE, A DISTANCE OF 275.57 FEET; THENCE N89'21'19” E, ALONG THE NORTH LINE OF SAID ROAD RIGHT-OF WAY A DISTANCE OF 308.39 FEET TO THE POINT OF BEGINNING.

and all fixtures and personal property located therein or thereon, which are included as security in Plaintiffs' mortgage (the “Property”).
Any person claiming an interest in the surplus funds from the sale, if any, other than the Property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
