NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered September 9, 2015 in Civil Case No. 51-2015-CA-000905WS of the Circuit Court of the SIXTH Judicial Circuit in and for Pasco County, Dade City, Florida, wherein NATIONSTAR MORTGAGE LLC is Plaintiff and VINCENT M. FERLITA, DAWN M. FERLITA, UNKNOWN TENANT IN POSSESSION 1, UNKNOWN TENANT IN POSSESSION 2, are Defendants, the Clerk of Court will sell to the highest and best bidder for cash electronically at www.pasco.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 4th day of January, 2016 at 11:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:

Commencing at the North 1/4 corner of Section 5, Township 25 South, Range 17 East, Pasco County, Florida; go thence South 16°42`19” East, a distance of 375.06 feet; thence South 04°12`03” East, a distance of 460.28 feet; thence North 15°13`44” East, a distance of 267.14 feet to the POINT OF BEGINNING; continue thence North 15°13`44” East, a distance of 143.14 feet to the P.C. of a curve having a central angle of 13°57`55”, a radius of 410.28 feet, a tangent distance of 50.24 feet; a chord bearing and distance of South 67°47`19” East, 99.75 feet; thence along the arc of said curve a distance of 100.0 feet; thence South 29°11`39” West, a distance of 173.67 feet; thence North 41°27`36” West, a distance of 68.33 feet to the POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim within 60 days after the sale.
