NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated November 4, 2015, and entered in Case No. 51-2013-CA-003427-XXXX-ES, of the Circuit Court of the 6th Judicial Circuit in and for PASCO County, Florida, wherein SELENE FINANCE LP is Plaintiff and BENJAMIN NIXON; MELISSA A. NIXON A/K/A MELISSA NIXON; UNKNOWN SPOUSE OF BENJAMIN NIXON; UNKNOWN SPOUSE OF MELISSA A. NIXON A/K/A MELISSA NIXON; UNKNOWN PERSON(S) IN POSSESSION OF THE SUBJECT PROPERTY; are defendants. PAULA S. O'NEIL, the Clerk of the Circuit Court, will sell to the highest and best bidder for cash BY ELECTRONIC SALE AT: WWW.PASCO.REALFORECLOSE.COM, at 11:00 A.M., on the 5 day of January, 2016, the following described property as set forth in said Final Judgment, to wit:

COMMENCE AT A POINT 238.26 FEET SOUTH AND 1184.34 FEET EAST OF THE NORTHWEST CORNER OF SECTION 34, TOWNSHIP 25 SOUTH, RANGE 18 EAST, PASCO COUNTY, FLORIDA, RUN THENCE SOUTH 0 DEGREES 57' WEST., 50 FEET; THENCE SOUTH 88 DEGREES 03' EAST., 343.4 FEET TO THE POINT OF BEGINNING; THENCE SOUTH 43 DEGREES 06'WEST., 117.09 FEET; THENCE SOUTH 16 DEGREES EAST., 183.12 FEET TO THE WATERS EDGE; THENCE NORTHERLY ALONG THE MEANDERS OF SAID WATER TO A POINT WHICH IS SOUTH 16 DEGREES EAST, 195.47 FEET FROM THE POINT OF BEGINNING; THENCE NORTH 16 DEGREES WEST., 195.47 FEET TO THE POINT OF BEGINNING.

A person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
