NOTICE IS HEREBY GIVEN pursuant to an Order Rescheduling Foreclosure Sale dated November 9, 2015, entered in Case No. 2014-CA-003857-O of the Circuit Court of the Ninth Judicial Circuit, in and for Orange County, Florida, wherein The Bank of New York Mellon f/k/a The Bank of New York, as Trustee for the Certificateholders of CWMBS, Inc., CHL Mortgage Pass-Through Trust 2006-11, Mortgage Pass-Through Certificates, Series 2006-11 is the Plaintiff and Jeffrey R. Quackenbush a/k/a Jeffrey Quackenbush; Lauren Quackenbush; Mortgage Electronic Registration Systems, Inc., as nominee for Countrywide Home Loans, Inc.; 9085, LLC are the Defendants, that Tiffany Moore Russell, Orange County Clerk of Court will sell to the highest and best bidder for cash by electronic sale at www.myorangeclerk.realforeclose.com, beginning at 11:00 on the 11th day of January, 2016, the following described property as set forth in said Final Judgment, to wit:
BEGINNING AT A POINT 869.51 FEET NORTH AND 102 FEET WEST OF THE SOUTHEAST CORNER OF THE NORTHEAST QUARTER OF SECTION 9, TOWNSHIP 24 SOUTH, RANGE 28 EAST, RUN THENCE SOUTH 68 DEGREES 21 MINUTES WEST 109.75 FEET TO A POINT SITUATED 829.02 FEET NORTH AND 204 FEET WEST OF THE SOUTHEAST CORNER OF THE NORTHEAST QUARTER OF SAID SECTION; THENCE NORTH 1171.38 FEET MORE OR LESS TO THE NORTH LINE OF THE SOUTH HALF OF THE NORTHEAST QUARTER OF THE NORTHEAST QUARTER OF SAID SECTION; THENCE EAST 102 FEET; THENCE SOUTH 1130.89 FEET MORE OR LESS TO THE POINT OF BEGINNING. LESS RIGHT OF WAY AS CONVEYED TO ORANGE COUNTY BY RIGHT OF WAY AGREEMENT RECORDED OCTOBER 21, 1949 IN DEED BOOK 815, PAGE 191, PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
