NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of foreclosure dated August 19, 2015, and entered in Case No. 51-2012-CA-006927-CAAX-WS of the Circuit Court of the SIXTH Judicial Circuit in and for PASCO COUNTY, Florida, wherein 21ST MORTGAGE CORPORATION AS MASTER SERVICER FOR CHRISTIANA TRUST, A DIVISION OF WILMINGTON SAVINGS FUND SOCIETY, FSB AS TRUSTEE FOR KNOXVILLE 2012 TRUST, is Plaintiff, and SANDRA J. CONTIN, et al are Defendants, the clerk, Paula S. O'Neil, will sell to the highest and best bidder for cash, beginning at 11:00 AM www.pasco.realforeclose.com, in accordance with Chapter 45, Florida Statutes, on the 20 day of January, 2016, the following described property as set forth in said Final Judgment, to wit:
That portion of Lots 13 and 14, HOLIDAY ESTATES, UNIT TWO, according to the map or plat thereof, as recorded in Plat Book 7, page 74, of the Public Records of Pasco County, Florida, being more particularly described as follows: Beginning at the Southwest corner of said Lot 14, said point being on the easterly right-of-way line of Ridge Trail a (50 foot right-of-way); thence along said right-of-way line the following two courses and distances North 00 degrees 02 minutes 00 seconds East, 45.46 feet to a point of a curve; thence 362.24 feet along the arc of a curve to the right, radius 482.35 feet, chord North 21 degrees 32 minutes 52 seconds East, 353.79 feet; thence leaving said line South 51 degrees 05 minutes 09 seconds East, 216.98 feet; thence South 00 degrees 04 minutes 12 seconds West, 238.40 feet to a point on the South line of said Lot 14; thence North 89 degrees 58 minutes 00 seconds West along said line 298.50 feet to the Point of Beginning.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
