NOTICE IS HEREBY GIVEN that sale will be made pursuant to an Order or Final Judgment. Final Judgment was awarded on November 19, 2015 in Civil Case No. 2015CA002071CAAXWS, of the Circuit Court of the Judicial Circuit in and for Pasco County, Florida, wherein, DEUTSCHE BANK NATIONAL TRUST COMPANY AS TRUSTEE FOR RESIDENTIAL ASSET SECURITIZATION TRUST SERIES 2002-A15,MORTGAGE PASS-THROUGH CERTIFICATES SERIES 2002-0 is the Plaintiff, and JEAN BOYLE AKA JEAN S. BOYLE; CACH LLC; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER AND AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS are Defendants.
The clerk of the court, Paula O'Neil, Ph.D. will sell to the highest bidder for cash at www.pasco.realforeclose.com on January 11, 2016 at 11:00 AM, the following described real property as set forth in said Final Judgment, to wit:
LOT FOUR (4) OF THE UNRECORDED SUBDIVISION OF A PORTION OF TRACT 49 OF THE TAMPA & TARPON SPRINGS LAND COMPANY'S SUBDIVISION OF SECTION 29, TOWNSHIP 26 SOUTH, RANGE 16 EAST, AS SHOWN ON THE PLAT RECORDED IN PLAT BOOK 1 AT PAGES 68, 69 AND 70 OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA, BEING FURTHER DESCRIBED AS FOLLOWS:
COMMENCE AT THE SOUTHWEST CORNER OF SAID TRACT 49; THENCE RUN EAST ALONG THE SOUTH BOUNDARY OF SAID TRACT 49, 240 FEET FOR A POINT OF BEGINNING; THENCE RUN NORTH PARALLEL TO THE WEST BOUNDARY OF SAID TRACT 49, 106 FEET; THENCE EAST PARALLEL TO THE SOUTH BOUNDARY OF SAID TRACT 49,66.55 FEET; THENCE SOUTH 106 FEET MORE OR LESS TO THE SOUTH BOUNDARY OF SAID TRACT 49 (THE SAME BEING THE SOUTHWEST CORNER OF THE LAND DESCRIBED AS LOT 5 OF THIS UNRECORDED SUBDIVISION), THENCE WEST 66.55 FEET TO THE POINT OF BEGINNING.
TOGETHER WITH AN EASEMENT FOR PURPOSES OF EGRESS AND INGRESS ON AND OVER THE NORTH 50 FEET OF THE SOUTH 156 FEET OF THAT PORTION OF TRACT 49, SECTION 29, TOWNSHIP 26 SOUTH, RANGE 16 EAST, LYING WEST OF OLD DIXIE HIGHWAY, AS CONSTRUCTED, SAID TRACT 49 BEING NUMBERED AND DESIGNATED IN ACCORDANCE WITH THE PLAT OF THE TAMPA & TARPON SPRINGS LAND COMPANY PLAT OF RECORD IN PLAT BOOK 1 AT PAGES 68, 69 AND 70 OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
