NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of foreclosure dated October 05, 2015, and entered in Case No. 2013CA-004489-0000-00 of the Circuit Court of the TENTH Judicial Circuit in and for POLK COUNTY, Florida, wherein JPMORGAN CHASE BANK, NA, is Plaintiff, and DIANA D. SIMMONS, et al are Defendants, the clerk, Stacey M. Butterfield, will sell to the highest and best bidder for cash, beginning at 10:00 AM www.polk.realforeclose.com, in accordance with Chapter 45, Florida Statutes, on the 02 day of February, 2016, the following described property as set forth in said Final Judgment, to wit:
Lot 1, OAKMONT SUBDIVISION (unrecorded) as per the map thereof recorded in O.R. Book 1740, page 13, public records of Polk County, Florida, and more particularly described as: Commence at the Southwest corner of Lot No. 49 of ROYAL OAKS ESTATES ADDITION NO. 1, according to the plat thereof recorded in Plat Book 47, page 46 of the Public Records of Polk County, Florida, all in Section 15, Township 29 South, Range 24 East, as the point of beginning for this description, run thence North 0 degrees 22 minutes 09 seconds West a distance of 137.50 feet, run thence South 89 degrees 58 minutes 51 seconds West a distance of 140.00 feet, run thenceSouth 0 degrees 22 minutes 09 seconds East a distance of 137.50 feet, run thence North 89 degrees 58 minutes 51 seconds East a distance of 140.00 feet to the point of beginning.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
