NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated JANUARY 27, 2015, and entered in 08-2014-CA-001547 of the Circuit Court of the TWENTIETH Judicial Circuit in and for Charlotte County, Florida, wherein NATIONSTAR MORTGAGE LLC, is the Plaintiff and DONALD L. PHELPS; MARY J. PHELPS; KINGS GATE HOMEOWNERS ASSOCIATION, INC.; U.S. BANK NATIONAL ASSOCIATION, AS INDENTURE TRUSTEE OF THE GMACM HOME EQUITY LOAN TRUST 2005-HE3 are the Defendant(s). Barbara Scott as the Clerk of the Circuit Courtwill sell to the highest and best bidder for cash, www.charlotte.realforeclose.com, at 11:00 AM on MARCH 30, 2015, in accordance with Chapter 45 Florida statutes the following described property as set forth in said Final Judgment, to wit:
LOT 10, BLOCK 9, KINGSGATE SUBDIVISION PHASE 2, AS PER PLAT THEREOF, RECORDED IN PLAT BOOK 17, PAGE 56, OF THE PUBLIC RECORDS OF CHARLOTTE COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
