NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered January 20, 2015 in Civil Case No. 29-2010-CA-002540 of the Circuit Court of the THIRTEENTH Judicial Circuit in and for Hillsborough County, Tampa, Florida, wherein NATIONSTAR MORTGAGE LLC is Plaintiff and RICHARD L. LOVE, BANK OF AMERICA, N.A., HOUSEHOLD FINANCE CORPORATION III, UNKNOWN TENANTS/OWNERS N/K/A DERRICK NAILS, are Defendants, the Clerk of Court will sell to the highest and best bidder for cash electronically at www.Hillsborough.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 10th day of March, 2015 at 10:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
Parcel 1
A tract of land in the Southeast ¼ of the Northwest ¼ of Section 23, Township 27 South, Range 18 East Hillsborough County, Florida, more particularly described as follows:
Commence at the Northeast corner of the Southeast ¼ of the Northwest ¼ of said Section 23, thence along the North boundary of said Southeast ¼ of the Northwest ¼ of Section 23, West (assumed) 611.10 feet for a Point of Beginning, thence continue along said North boundary of the Southeast ¼ of the Northwest ¼ of Section 23, West 175.00 feet, thence parallel with the East boundary of said Southeast ¼ of the Northwest ¼ of Section 23, South 00 degrees 00` 20” East, 323.32 feet; to a point 10.00 feet North of the South boundary of the North ½ of the North ½ of said Southeast ¼ of the Northwest ¼ of Section 23, thence parallel with South boundary of the North ½ of the North ½ of said Southeast ¼ of the Northwest ¼ of Section 23, North 89 degrees 59` 30” East, 175.00 feet; thence North 00 degrees 00` 20” West, 323.30 feet to a Point of Beginning.

Together with a strip of land 20.00 feet in width for ingress-egress and public utility purposes, the centerline of said strip being described as follows:
Begin at a point on the East right-of-way line of Simmons Road, said point is 25.00 feet East of the West boundary of the Southeast ¼ of the Northwest ¼ of Section 23, Township 27 South, Range 18 East, Hillsborough County, Florida, and 20.00 feet North of the South boundary of the North ½ of the North ½ of the Southeast ¼ of the Northwest ¼ of said Section 23, thence parallel with said South boundary of the North ½ of the North ½ of the Southeast ¼ of the Northwest ¼ of Section 23, North 89° 59` 30” East, 609.26 feet to Point of Termination;
And together with additional easement:
A tract of land in the Southeast ¼ of the Northwest ¼ of Section 23, Township 27 South, Range 18 East, Hillsborough County, Florida, described as follows:
From a point of beginning on the East right-of-way line of Simmons Road, which point is 25.0 feet East of the West boundary of said Southeast ¼ of the Northwest ¼ of Section 23, Township 27 South, Range 18 East, and 30.0 feet North of the North boundary of the South ½ of the North ½ of the Southeast ¼ of the Northwest ¼ of said Section 23, run North 89° 59` 30” East, parallel to said North boundary of the South ½ of the North ½ of the Southeast ¼ of the Northwest ¼ of Section 23, a distance of 259.27 feet, run thence North 00° 00` 20” West a distance of 30.0 feet; run thence South 89° 59` 30” West, a distance of 259.29 feet to a point on said East right-of-way line of Simmons Road; run thence South 0° 19` 00” East along said East right of way line of Simmons Road a distance of 30.0 feet to the Point of Beginning.
