NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated January 26, 2015, entered in Case No. 51-2014-CA-002415-CAAX-WS of the Circuit Court of the Sixth Judicial Circuit, in and for Pasco County, Florida, wherein CitiMortgage, Inc. is the Plaintiff and Joseph J. Romeo; Linda G. Romeo; Compass Bank are the Defendants, that the Clerk of Courts will sell to the highest and best bidder for cash by electronic sale at www.pasco.realforeclose.com, beginning at 11:00 AM on the 16th day of March, 2015, the following described property as set forth in said Final Judgment, to wit:
TRACT 28 OF THE UNRECORDED PLAT OF “OAK LAKE RANCHETTES”: A PORTION OF THE EAST 1/2 OF THE SOUTHEAST 1/4 OF SECTION 3, TOWNSHIP 24 SOUTH, RANGE 17 EAST, PASCO COUNTY, FLORIDA: BEING FURTHER DESCRIBED AS FOLLOWS:
COMMENCE AT THE NORTHEAST CORNER OF THE SOUTHEAST 1/4 OF SAID SECTION 3; THENCE RUN ALONG THE EAST BOUNDARY OF THE SOUTHEAST 1/4 OF SAID SECTION 3, SOUTH 00° 38' 41” EAST, A DISTANCE OF 660 FEET FOR A POINT OF BEGINNING; THENCE CONTINUE SOUTH 00° 38' 41” EAST, A DISTANCE OF 330 FEET; THENCE PARALLEL TO THE NORTH BOUNDARY OF THE SOUTHEAST 1/4 OF SAID SECTION 3, NORTH 68° 39' 32” WEST, A DISTANCE OF 688.78 FEET; THENCE A DISTANCE OF 91.68 FEET ALONG THE ARC OF A CURVE TO THE LEFT, SAID CURVE HAVING A RADIUS OF 1,479.53 FEET AND A CHORD OF 91.67 FEET WHICH BEARS NORTH 13° 26' 21” WEST; THENCE A DISTANCE OF 244.34 FEET ALONG THE ARC OF A CURVE TO THE RIGHT. SAID CURVE HAVING A RADIUS OF 863.00 FEET AND A CHORD OF 243.52 FEET, WHICH BEARS NORTH 07° 06' 12” WEST; THENCE SOUTH 88° 59' 32: EAST, A DISTANCE OF 737.12 FEET (PREVIOUS DEED) 736.91 FEET (CALCULATED) TO THE POINT OF BEGINNING. THE WESTERLY 25 FEET THEREOF BEING SUBJECT TO AN EASEMENT FOR PUBLIC ROAD RIGHT-OF-WAY AND/OR UTILITIES. LESS THE EAST 10 FEET THEREOF.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
