NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered January 23, 2015 in Civil Case No. 2013-CA-5483-WS of the Circuit Court of the SIXTH Judicial Circuit in and for Pasco County, Dade City, Florida, wherein BAYVIEW LOAN SERVICING, LLC is Plaintiff and PAUL SZARAZ, JP MORGAN CHASE BANK, N.A., UNKNOWN TENANT IN POSSESSION 1, UNKNOWN TENANT IN POSSESSION 2, UNKNOWN SPOUSE OF PAUL SZARAZ, are Defendants, the Clerk of Court will sell to the highest and best bidder for cash electronically at www.pasco.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 13th day of March, 2015 at 11:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
Tract 18, of the Unrecorded Plat of Sherwood Forest - a portion of the South ½ of Section 28, Township 24 South, Range 17 East, Pasco County, Florida, being further described as follows:
Commence at the Southeast corner of said Section 28; thence run along the South line of said Section 28 N 89° 45` 14” WEST, 3300.0 feet; thence run due North parallel to the East line of said Section 28, 990.0 feet for a Point of Beginning; thence continue due North 1644.63 feet to the North line of the South ½ of said Section 28; thence along the North line of the South ½ of said Section 28, SOUTH 89° 44`20” E, 330.0 feet; thence due South 1589.54 feet; thence SOUTH 80° 46`40” WEST, 334.32 to the Point of Beginning; the North 50 feet thereof being subject to an easement for utilities and/or public right-of-way. And Also the South 20 feet of the following described property: Tract 14 of the Unrecorded Plat of Sherwood Forest - a portion of the South ½ of Section 28, Township 24 South, Range 17 East, Pasco County, Florida, being further described as follows:
Commence at the Southeast corner of said Section 28; thence run along the South line of said Section 28, N 89° 45`14” WEST, 3960.0 feet; thence run due North parallel to the East line of said Section 28, 1320.0 feet for a Point of Beginning; thence continue due North 330.0 feet; thence SOUTH 89° 45`14” EAST, 660.0 feet; thence due South 330.0 feet; thence NORTH 89° 45`14” WEST, 660.0 feet to the Point of Beginning. West 25 feet subject to easement for utilities and for public road right-of-way.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim within 60 days after the sale.
