NOTICE OF SALE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated February 15th, 2013, and entered in Case No. 09-00452-WS of the Circuit Court of the 6th Judicial Circuit in and for Pasco County, Florida, wherein DEUTSCHE BANK NATIONAL TRUST COMPANY, AS TRUSTEE OF THE INDYMAC INDX MORTGAGE LOAN TRUST 2005-AR7, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2005-AR7 UNDER THE POOLING AND SERVICING AGREEMENT DATED APRIL 1, 2005, is Plaintiff, and JACK MANCUSO AS TRUSTEE OF THE AVANTI TRUST, A LAND TRUST, et al., are the Defendants, the Pasco County Clerk of the Court will sell to the highest and best bidder for cash via online auction at www.pasco.realforeclose.com at 11:00 A.M. on the 30th day of January, 2015, the following described property as set forth in said Final Judgment, to wit:
LOT 94, BEACON HILL UNIT TWO, ACCORDING TO THE MAP OR PLAT THEREOF RECORDED IN PLAT BOOK 8, PAGE 7, OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA.

and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
