NOTICE IS HEREBY GIVEN that pursuant to the Uniform Final Judgment of Foreclosure entered on December 2, 2014, in Case No. 2011-CA-006205-ES of the Circuit Court of the Sixth Judicial Circuit for Pasco County, Florida, in which HSBC Bank Usa, National Association as Trustee for Citigroup Mortgage Loan Trust, Inc., Asset-Backed Pass-Through Certificates, Series 2007-SHL1, is Plaintiff, and John Porter, et al., are Defendants, I will sell to the highest and best bidder for cash, online via the internet at www.pasco.realforeclose.com, at 11:00am or as soon thereafter as the sale may proceed, on the 27th day of January, 2015, the following described real property as set forth in said Final Judgment, to wit:
PARCEL NO. 187, TAMPA HIGHLANDS - A TRACT OF LAND LYING IN SECTION 36, TOWNSHIP 25 SOUTH, RANGE 19 EAST, PASCO COUNTY, FLORIDA, BEING PART OF AN UNRECORDED MAP AND BEING MORE FULLY DESCRIBED AS FOLLOWS: FROM THE NORTHWEST CORNER OF SAID SECTION 36, RUN SOUTH 89 DEGREES 03' 06” EAST, ALNG THE NORTH LINE OF SAID SECTION, A DISTANCE OF 967.29 FEET TO THE POINT OF BEGINNING; THENCE CONTINUE SOUTH 89 DEGREES 03' 06” EAST, ALONG SAID LINE A DISTANCE OF 156.0 FEET TO A POINT; THENCE RUN SOUTH 00 DEGREES 56' 54” WEST, A DISTANCE OF 280.0 FEET TO A POINT; THENCE RUN NORTH 89 DEGREES 03' 06” WEST, A DISTANCE OF 110.64 FEET TO THE P.C. OF A CURVE; THENCE RUN WESTERLY ALONG THE ARC OF A CURVE TO THE LEFT, 45.59 FEET TO A POINT; SAID CURVE HAVING A RADIUS OF 265.0 FEET, A DELTA OF 09 DEGREES 51' 22” A CHORD OF 45.53 FEET BEARING SOUTH 86 DEGREES 01' 13” WEST, THENCE RUN NORTH 00 DEGREES 56' 54” EAST, A DISTANCE OF 283.91 FET TO THE POINT OF BEGINNING. THIS PROPERTY FRONTS ON ROAD DESIGNATED AS “A”, SAID STREET BEING DESCRIBED IN EASEMENT DEED RECORDED IN OFFICIAL RECORDS BOOK 608, PAGE 643, OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA.
BEING THE SAME PROPERTY CONVEYED BY WARRANTY DEED FROM ROBERT N. PORTER AND DOROTHY A. PORTER, HIS WIFE TO JOHN PORTER AND MARY ANN PORTER, HUSBAND AND WIFE, DATED 02/25/2004, RECORDED 03/08/2004 IN BOOK 5756, PAGE 543, PASCO COUNTY, FLORIDA.
Any person or entity claiming an interest in the surplus, if any, resulting from the foreclosure sale, other than the property owner as of the date of the Lis Pendens, must file a claim on the same with the Clerk of Court within 60 days after the foreclosure sale.
