NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated December 29, 2014, entered in Case No. 2014 CA 002204 NC of the Circuit Court of the Twelfth Judicial Circuit, in and for Sarasota County, Florida, wherein The Bank of New York Mellon FKA The Bank of New York, as Trustee for the Certificateholders of CWALT, Inc., Alternative Loan Trust 2006-OA16, Mortgage Pass-Through Certificates, Series 2006-OA16 is the Plaintiff and Gary L. Cowan Jr.; Gary L. Cowan Jr.; Gary L. Cowan, Sr. AKA Gary L. Cowan; Kellee Cowan AKA Kellee Knowles; Kellee Cowan AKA Kellee Knowles; Unknown Spouse of Gary L. Cowan AKA Gary L. Cowan, Sr.; Unknown Spouse of Gary L. Cowan AKA Gary L. Cowan, Sr. are the Defendants, that the Clerk of Courts will sell to the highest and best bidder for cash by electronic sale at www.sarasota.realforeclose.com, beginning at 9:00 AM on the 2nd day of February, 2015, the following described property as set forth in said Final Judgment, to wit:
LOT 20, BLOCK 1, GOULD'S ADDITION PLAT OF ENGLEWOOD, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 4, PAGE 66, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
