NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated October 09, 2014, entered in Case No. 12-002341-CI of the Circuit Court of the Sixth Judicial Circuit, in and for Pinellas County, Florida, wherein Deutsche Bank National Trust Company, as Indenture Trustee for the Registered Holders of IMH Assets Corp., Collateralized Asset-Backed Bonds, Series 2005-1 is the Plaintiff and Theodore O'Brien a/k/a Theodore R. O'Brien ; Unknown Spouse of Theodore O'Brien a/k/a Theodore R. O'Brien; Unknown Tenant(s) in Possession #1 and #2; and ALL OTHER UNKNOWN PARTIES, including, if a named Defendant is deceased, the personal representatives, the surviving spouse, heirs, devisees, grantees, creditors, an all other parties claiming, by, through, under or against that Defendant, and all claimants, persons or parties, natural or corporate, or whose exact legal status is unknown, claiming under any of the above named or described Defendants are the Defendants, that Ken Burke, Pinellas County Clerk of Court will sell to the highest and best bidder for cash by electronic sale at www.pinellas.realforeclose.com, beginning at 10:00 AM on the 9th day of February, 2015, the following described property as set forth in said Final Judgment, to wit:
THE EAST 76.0 FEET OF LOT 13, BLOCK A, EDEE ESTATES, RECORDED IN PLAT BOOK 67, PAGE 7, IN THE PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA, MORE PARTICULARLY DESCRIBED AS FOLLOWS: COMMENCING AT THE NORTHEAST CORNER OF LOT 13, BLOCK A, EDEE ESTATES, AS RECORDED IN PLAT BOOK 67, PAGE 7, OF THE PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA, THE POINT OF BEGINNING; RUN THENCE ALONG THE EAST LINE OF SAID LOT 13, BLOCK A, OF EDEE ESTATES, SOUTH 00°46'44.5” WEST, 160.94 FEET TO A POINT IN THE NORTHERLY RIGHT OF WAY LINE OF 84TH TERRACE NORTH, THENCE ALONG SAID NORTHERLY RIGHT OF WAY LINE OF SAID 84TH TERRACE NORTH ON A CURVE TO THE RIGHT HAVING A RADIUS OF 985.90 FEET, A CENTRAL ANGLE OF 4°25'19” AN ARC DISTANCE OF 76.09 FEET, A CHORD DISTANCE OF 76.07 FEET AND A CHORD BEARING OF SOUTH 88°18'02.5” WEST, RUN THENCE NORTH 00°46'44.5” EAST, 164.23 FEET; RUN THENCE SOUTH 89°13'15.5” EAST, 76.00 FEET ALONG THE NORTH LINE OF SAID LOT 13, TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
