NOTICE OF SALE IS HEREBY GIVEN pursuant to a Uniform Final Judgment of Foreclosure dated January 06, 2015, and entered in Case No. 11-004642-CI of the Circuit Court of the 6th Judicial Circuit in and for Pinellas County, Florida, wherein ONEWEST BANK, FSB, is Plaintiff and CHRISTINA RUANE, et al., are the Defendants, the Pinellas County Clerk of the Court will sell to the highest and best bidder for cash via an online auction at www.pinellas.realforeclose.com at 10:00 A.M. on the 19th day of February, 2015, the following described property as set forth in said Uniform Final Judgment, to wit:
LOT 1 OF AN UNRECORDED PLAT OF UNION PARK VILLAS OTHERWISE DESCRIBED AS FOLLOWS: FROM THE SOUTHWEST CORNER OF THE SOUTHWEST 1/4 OF THE SOUTHEAST 1/4 OF SECTION 35, TOWNSHIP 28 SOUTH, RANGE 15 EAST RUN NORTH 0°08'48” EAST, ALONG THE NORTH AND SOUTH CENTER-LINE OF SAID SECTION 35, 77.02 FEET FOR A POINT OF BEGINNING; THENCE CONTINUE NORTH 0°08'48” EAST 84.00 FEET; THENCE SOUTH 89°15'23” EAST 46.73 FEET; THENCE SOUTH 0°07'45” WEST 63.83 FEET; THENCE ALONG A CURVE TO THE LEFT WHOSE CHORD BEARS SOUTH 52°00'23” WEST 32.23 FEET, ARC IS 32.62 FEET AND RADIUS IS 60.0 FEET; THENCE NORTH 89°15'23” WEST 21.42 FEET TO THE POINT OF BEGINNING. TOGETHER WITH AN UNDIVIDED 1/142 INTEREST IN AND TO THE COMMON ELEMENTS AS SET FORTH BY METES AND BOUNDS DESCRIPTION IN THAT CERTAIN INSTRUMENT DATED AND FILED FOR RECORD OCTOBER 6, 1970 IN OFFICIAL RECORDS BOOK 3406 PAGE 698, ALL OF WHICH COMPRISES THE COMMON ELEMENTS, AND SUBJECT TO THE REGULATIONS, RESTRICTIONS AND USE PERTAINING THERETO, AS SET FORTH IN SAID INSTRUMENT, AND FIRST ADDENDUM THERETO, DATED AND FILED FOR RECORD JANUARY 28, 1971 IN OFFICIAL RECORDS BOOK 3476, PAGE 596, PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA.
and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
