NOTICE IS HEREBY GIVEN pursuant to an Order or Summary Final Judgment of foreclosure dated January 14, 2015, and entered in Case No. 482012CA006032XXXXXX of the Circuit Court in and for Orange County, Florida, wherein US BANK NA AS LEGAL TITLE TRUSTEE FOR TRUMAN 2013-SC4 TITLE TRUST is Plaintiff and PESTANA GROUP, LLC; TANIA TOMADIN; JUAN PESTANA A/K/A JUAN H. PESTANA; LAKES OF WINDERMERE CONDOMINIUM ASSOCIATION INC; LAKE BURDEN SOUTH MASTER COMMUNITY ASSOCIATION, INC; UNKNOWN TENANT NO. 1; UNKNOWN TENANT NO. 2; and ALL UNKNOWN PARTIES CLAIMING INTERESTS BY, THROUGH, UNDER OR AGAINST A NAMED DEFENDANT TO THIS ACTION, OR HAVING OR CLAIMING TO HAVE ANY RIGHT, TITLE OR INTEREST IN THE PROPERTY HEREIN DESCRIBED, are Defendants, LYDIA GARDNER, Clerk of the Circuit Court, will sell to the highest and best bidder for cash at www.myorangeclerk.realforeclose.com,11:00 A.M. on the 18th day of February, 2015, the following described property as set forth in said Order or Final Judgment, to-wit:
UNIT 104, PHASE 10, LAKESIDE AT LAKES OF WINDERMERE, A CONDOMINIUM ACCORDING TO THE DECLARATION OF CONDOMINIUM THEREOF, AS RECORDED IN OFFICIAL RECORDS BOOK 8521, PAGE 607, AS AMENDED IN OFFICIAL RECORDS BOOK 9106, PAGE 4055, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA, AND ANY AND ALL AMENDMENTS THERETO. TOGETHER WITH AN UNDIVIDED SHARE OR INTEREST IN THE IN THE COMMON ELEMENTS.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
