Notice is hereby given that, pursuant to the Uniform Final Judgment of Foreclosure entered in this cause on January 20, 2015, the Clerk of the Court will sell the real property situated in Hillsborough County, Florida, more particularly described as:
Lot 1, Block 25 A, SOUTHLAND SUBDIVISION, Plat Book 9, LESS that part of Lot 1, Block 25-A, SOUTHLAND SUBDIVISION, according to the map or plat thereof, as recorded in Plat Book 9, Page 4 of the Public Records of Hillsborough County, Florida, described as beginning at the intersection of Watrous Avenue and Henderson Boulevard, said point being on the North boundary of said Lot 1, 40 feet distance, measured at right angles from the centerline of Henderson Boulevard, and run thence Westerly along the South line of Watrous Avenue 150 feet to a point; thence run Southerly with an interior angle of 98Ëš 40', 18.34 feet to a point, thence run Southeasterly with an interior angle of 125Ëš 51', 95 feet more or less to a point on the Northwesterly boundary of Henderson Boulevard, run thence Northeasterly along the Northwesterly boundary of Henderson Boulevard with an interior angle of 90Ëš 34', 120 feet more or less to a point of beginning. LESS AND EXCEPT so much of the following described lands as is included in the legal description above:
That part of Lot 1, Block 25A of the Revised Map of Southland as recorded in Plat Book 9, Page 4 of the Public Records of Hillsborough County, Florida, described as follows: Commencing at the Northwest corner of said Lot 1, thence run S 00Ëš04'30"W, along the West boundary of Lot 1, a distance of 150.0 feet to a Point of Beginning, thence continue to run S 00Ëš04' 30"W, along said West boundary a distance of 101.30 feet to a point on the Northerly right of way line of Henderson Boulevard; thence run N 44Ëš56'20"E, along said right of way line, a distance of 133.35 feet to a point; thence run N 45Ëš30'18 S”W, a distance at 80.75 feet to a point; thence run N 00Ëš04'30"E a distance of 100.32 feet to the South right of way of Watrous Avenue, thence West a distance of 36.35 feet to the Point of Beginning.
