NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered April 22, 2015 in Civil Case No. 12-CA-056435 of the Circuit Court of the TWENTIETH Judicial Circuit in and for Lee County, Ft. Myers, Florida, wherein CAPITAL ONE, N.A. is Plaintiff and PNC BANK NATIONAL ASSOCIATION, SUCCESSOR BY MERGER TO NATIONAL CITY BANK, VIRGIL KLUNDER, KATHY L. KLUNDER, are Defendants, the Clerk of Court will sell to the highest and best bidder for cash at www.lee.realforeclose.com at 09:00 AM in accordance with Chapter 45, Florida Statutes on the 22 day of July, 2015 at 09:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
The North 1/2 of the Southwest 1/4 of the Southeast 1/4 of the Southwest 1/4, of Section 17, Township 43 South, Range 23 East, also known as Tract II, of Charlton Estate Ranchettes, an unrecorded Subdivision, Lee County, Florida. Subject to a road right-of-way and public utility easement over the South 30 Feet and East 30 Feet of the above described property and subject to restrictions and reservations of record. Together with a right-of-way for ingress and egress over and across the South 30 Feet of the North 1/2 of the Southwest 1/4 of the Southwest of the Southwest 1/4 and South 30 Feet of the North 1/2 of the Southeast 1/4 of the Southwest 1/4 of the Southwest 1/4, Section 17, Township 43 South,Range 23 East.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens, must file a claim within 60 days after the sale.
