NOTICE IS HEREBY GIVEN pursuant to a Consent Final Judgment of Foreclosure filed April 7, 2015, and entered in Case No. 52-2008-CA-016502 CI Sec 33 of the Circuit Court of the 6th Judicial Circuit, in and for PINELLAS County, Florida, wherein THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK AS TRUSTEE FOR THE CERTIFICATEHOLDERS CWMBS, INC. MORTGAGE PASS-THROUGH TRUST 2005-HYB7, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2005-HYB7 is the Plaintiff and VICTORRIO ZANIOL, MARY KAY RADDATZ, WILLIAM RADDATZ, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INC. are the Defendants, the Clerk of the Court will sell to the highest bidder for cash on August 11, 2015, at 10:00 A.M., at www.pinellas.realforeclose.com, the following described property as set forth in said Summary Final Judgment lying and being situate in PINELLAS County, Florida, to wit:
Lot 6 and the following described portion of Lot 7, from the Southeast corner of Lot 7, run Northerly along the East line of Lot 7 a distance of 72.5 feet to a point; run thence Westerly on a straight line to a point in the West boundary of Lot 7 measured 20.94 feet Northerly along the lot line from the Southwest corner of said Lot 7; thence Southerly along the arc on the West line of Lot 7, 20.94 feet to the Southwest corner thereof; run thence South 50 degrees 29'13 East along the Southerly line of Lot 7 to P.O.B. all in BLOCK ā€œVā€, GOLF COURSE & JUNGLE SUBDIVISION BLOCKS V & W PARTIAL REPLAT, according to the plat thereof recorded in Plat Book 61, Page 14, Public Records of Pinellas County, Florida.

ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE. THE CLERK SHALL RECEIVE A SERVICE CHARGE OF UP TO $70 FOR SERVICES IN MAKING, RECORDING, AND CERTYFING THE SALE AND TITLE THAT SHALL BE ASSESSED AS COSTS. THE COURT, IN ITS DISCRETION, MAY ENLARGE THE TIME OF THE SALE. NOTICE OF THE CHANGED TIME OF SALE SHALL BE PUBLISHED AS PROVIDED HEREIN.
