NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated January 30, 2015, and entered in 12-011993-CI of the Circuit Court of the SIXTH Judicial Circuit in and for Pinellas County, Florida, wherein THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK SUCCESSOR TRUSTEE TO JPMORGAN CHASE BANK N.A. AS TRUSTEE FOR THE STRUCTURED ASSET MORTGAGE INVESTMENTS II TRUST MORTGAGE PASS-THROUGH CERTIFICATES SERIES 2006-AR7 is the Plaintiff and RODNEY P. MCELVEEN are the Defendant(s). Ken Burke as the Clerk of the Circuit Court will sell to the highest and best bidder for cash at www.pinellas.realforeclose.com, at 10:00 AM, on July 16, 2015, the following described property as set forth in said Final Judgment, to wit:
BEGINNING AT THE SOUTHWESTERLY CORNER OF LOT 66, BLOCK 43, A SUBDIVISION OF BELLEAIR ESTATES, EAST OF INDIAN ROCKS ROAD, ACCORDING TO THE MAP OR PLAT HEREOF, AS RECORDED IN PLAT BOOK 18, PAGES 52-57 INCLUSIVE, OF THE PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA, AND RUN THENCE EASTERLY ALONG THE SOUTHERLY BOUNDARY OF SAID LOT 66, A DISTANCE OF 20 FEET FOR A POINT OF BEGINNING; FROM THE POINT OF BEGINNING THUS ESTABLISHED, CONTINUE EASTERLY ALONG THE SOUTHERLY BOUNDARY OF LOTS 66, 67 AND 68, A DISTANCE OF 105 FEET TO A POINT IN THE SOUTH BOUNDARY OF SAID LOT 68, WHICH IS LOCATED 15 FEET EASTERLY ALONG SAID BOUNDARY FROM THE SOUTHWESTERLY CORNER OF SAID LOT 68; RUN THENCE IN A STRAIGHT LINE TO A POINT IN THE NORTHERLY BOUNDARY OF SAID LOT 68, WHICH IS LOCATED 10 FEET EASTERLY ALONG SAID BOUNDARY FROM THE NORTHWESTERLY CORNER OF SAID LOT 68; RUN THENCE WESTERLY ALONG THE NORTHERLY BOUNDARIES OF SAID LOTS 68, 67 AND 66, A DISTANCE OF 95.13 FEET TO A POINT IN THE NORTHERLY BOUNDARY OF SAID LOT 66, WHICH IS LOCATED 5.13 FEET EASTERLY ALONG SAID BOUNDARY FROM THE NORTHWESTERLY CORNEROF SAID LOT 66; RUN THENCE SOUTHWESTERLY IN A STRAIGHT LINE TO THE ESTABLISHED POINT OF BEGINNING.
