NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated June 11, 2015, entered in Case No. 2014CA-002838-0000-00 of the Circuit Court of the Tenth Judicial Circuit, in and for Polk County, Florida, wherein Selene Finance LP is the Plaintiff and Eric Teipen; Jacqueline Teipen are the Defendants, that the Clerk of Courts will sell to the highest and best bidder for cash by electronic sale at www.polk.realforeclose.com, beginning at 10:00 AM on the 10th day of August, 2015, the following described property as set forth in said Final Judgment, to wit:
THE FOLLOWING DESCRIBED LAND, SITUATE, LYING AND BEING IN THE COUNTY OF POLK, STATE OF FLORIDA, TO WIT:
LOT 1-A IN BLOCK 4 OF UNRECORDED PORTION OF COUNTY OAKS ESTATES DESCRIBED AS THAT PART OF LOTS 1, 8, 9, 16, 17, 24, 25 AND 32 OF MAMMOTH GROVE SUBDIVISION OF THE NORTHWEST 1/4 OF SECTION 33, TOWNSHIP 29 SOUTH, RANGE 28 EAST, POLK COUNTY, FLORIDA. MORE PARTICULARLY DESCRIBED AS FOLLOWS:
THE NORTH 190 FEET, LESS THE EAST 450 FEET THEREOF AND LESS THE NORTH 40 FEET THEREOF SUBJECT TO ROAD RIGHT OF WAY FOR MAMMOTH GROVE ROAD, AND LESS THE WEST 40 FEET THEREOF SUBJECT TO ROAD RIGHT OF WAY FOR CAPPS ROAD.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
