Notice is hereby given that pursuant to the Final Judgment of Foreclosure entered in this cause, in the Circuit Court for Pasco County, Florida, Paula S. O'Neil, Clerk of the Court of Pasco County, Florida, will sell the following property situated in Pasco County, Florida:
A portion of Tract “A” of Holiday Gardens Estates, Unit Two, according to the Map or Plat thereof recorded in Plat Book 11, Pages 22 and 23 of the Public Records of Pasco County, Florida lying in Section 17, Township 26 South, Range 16 East, Pasco County, Florida, AND a portion of The East 75 feet of the West 175 feet of the South 300 feet of the West 1/2 of the Southeast 1/4 of the Northeast 1/4 of Section 17, Township 26 South, Range 16 East, Pasco County, Florida, lying North of the right-of-way of Trouble Creek Road, all being further descried as follows:
Commencing at the Southeast corner of the Northeast 1/4 of Section 17, Township 26 South, Range 16 East; thence North 89 degrees 42'45” West, (Being the basis of bearings for this legal description. Based on Florida West Zone, NAD 1983, Grid North). Along the South line of the Northeast 1/4 of said Section 17 a distance of 1,150.83 feet; thence North 00 degrees 07'43” East a distance of 32.64 feet to Point of Intersection with the Northerly Right of Way Line of Trouble Creek Road as shown in Florida Department of Transportation Right of Way Maps, Section Number 1466-150, Dated April 26, 1956, same also being the Point of Beginning; thence North 89 degrees 43'48” West along said Northerly Right of Way Line of Trouble Creek Road, a distance of 75.00 feet, thence North 00 degrees 07'43” East, a distance of 299.08 feet to the Point of Intersection with the South boundary of said Tract “A”; thence North 89 degrees 46'24” West along the South boundary of said Tract “A” a distance of 100.00 feet to the Southwest corner of said Tract “A”, same also being the Point of Intersection with the West line of the East 1/2 of the Northeast 1/4 of Section 17, Township 26 South, Range 16 East, Pasco County, Florida, thence North 00 degrees 07'43” East along the West boundary of said Tract “A”, same being the West boundary of the said East 1/2 of the Northeast 1/4 of Section 17, a distance of 480.05 feet to the Northwest corner of said Tract “A”; thence South 89 degrees 40'22” East, along the North boundary of said Tract “A”, a distance of 555.45 feet to the Northeast corner of said Tract “A”; thence South 00 degrees 01'51” East, along the East boundary of aforesaid, Tract “A”, a distance of 324.08 feet; thence North 89 degrees 46'24” West, a distance of 270.00 feet; thence South 00 degrees 01'5l” East, a distance of 115.00 feet; thence North 89 degrees 46'24” West, a distance of 60.00 feet; thence South 00 degrees 01'51” East, a distance of 40.00 feet to the Point of Intersection with the South boundary of said Tract “A”; thence North 89 degrees 46'24” West along the South boundary of said Tract “A”, a distance of 51.78 feet; thence South 00 degrees 07'43” West, a distance of 299.13 feet to the Point of Beginning.
LESS AND EXCEPT additional right-of-way for Trouble Creek Road conveyed to Pasco County in Official Records Book 8437, Page 344.
Subject to Drainage and Utility Easement as shown in Official Records Book 4083, Pages 1151 and 1152; as affected by Resolution Vacating, Abandoning and Discontinuing Portion of said Easement recorded in Official Records Book 8530, Page 1114, of the Public Records of Pasco County, Florida; also subject to a 10 foot perpetual Right of Way Easement for Trouble Creek Road as shown in Official Records Book 4406, Page 1745, of the Public Records of Pasco County, Florida.
