NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated March 3, 2015, entered in Case No. 13001202CA of the Circuit Court of the Twentieth Judicial Circuit, in and for Charlotte County, Florida, wherein Wells Fargo Bank, N.A., as Trustee for the Certificateholders of Banc of America Alternative Loan Trust 2006-7, Mortgage Pass-Through Certificates, Series 2006-7 is the Plaintiff and Harry A. Hue; Unknown Spouse of Harry A. Hue; Unknown Spouse, Heirs, Devisees, Grantees, Assignees, Lienors, Creditors, Trustees, and all other parties claiming an interest by, through, under or against the Estate of Charles P. Hue, Deceased; James Hue; Unknown Tenant #1; Unknown Tenant #2 are the Defendants, that I will sell to the highest and best bidder for cash by electronic sale at www.charlotte.realforeclose.com, beginning at 11:00 AM on the 6th day of April, 2015, the following described property as set forth in said Final Judgment, to wit:
A PARCEL OF LAND LYING AND BEING IN SECTION 34, TOWNSHIP 41 SOUTH, RANGE 20 EAST, CHARLOTTE COUNTY, FLORIDA, DESCRIBED AS FOLLOWS:
BEGIN AT THE NORTHWEST CORNER OF SECTION 34, TOWNSHIP 41 SOUTH, RANGE 20 EAST, THENCE N 89Ëš 12' 13” E, 296.59 FEET; THENCE S 25Ëš 27' 53” E, 110.35 FEET; THENCE S 64Ëš 32' 07” W, 129.79 FEET TO THE P.C. OF A CURVE CONCAVE TO THE SOUTHEASTERLY WHICH HAS A RADIUS OF 200.00 FEET AND A CENTRAL ANGLE OF 64Ëš 20' 44”; THENCE SOUTHWESTERLY ALONG THE ARC OF SAID CURVE 224.61 FEET; THENCE N 89Ëš 48' 37” W, 115.00 FEET; THENCE N 0Ëš 22' 55” E, along the west line of section 34, 330.84 feet to the point of beginning.
subject to an easement for road purposes 25.0 feet wide along the entire north line.
