NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of foreclosure dated January 27, 2015, and entered in Case No. 2013-CA-004172-O of the Circuit Court of the NINTH Judicial Circuit in and for ORANGE COUNTY, Florida, wherein JPMORGAN CHASE BANK, N.A., S/B/M CHASE HOME FINANCE LLC, S/B/M TO CHASE MANHATTAN MORTGAGE CORPORATION, is Plaintiff, and TAMRAH S. BOWLING, et al are Defendants, the clerk will sell to the highest and best bidder for cash, beginning at 11:00 AM www.myOrangeClerk.realforeclose.com, in accordance with Chapter 45, Florida Statutes, on the 28 day of April, 2015, the following described property as set forth in said Final Judgment, to wit:
LOT 53 AND THE NORTH 4.0 FEET OF LOT 52, CHARLIN PARK, ACCORDING TO THE PLAT THEREOF RECORDED IN PLAT BOOK Z, PAGE 130, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA, TOGETHER WITH AN EASEMENT FOR QUIET ENJOYMENT DESCRIBED AS FOLLOWS:
BEGIN AT A POINT ON THE WEST LINE OF SAID LOT 52, BEING 4.00 FEET, SOUTH 10 DEGREES 18 MINUTES 51 SECONDS WEST FROM THE NORTHWEST CORNER THEREOF; THENCE RUN SOUTH 79 DEGREES 41 MINUTES 09 SECONDS EAST, 27.50 FEET; THENCE SOUTH 80 DEGREES 19 MINUTES 52 SECONDS WEST, 29.26, NORTH 10 DEGREES 18 MINUTES 51 SECONDS EAST, 10.00 FEET TO THE POINT OF BEGINNING.
TOGETHER WITH A 1998 MOBILE HOME BEARING VIN PH0910110AFL/PH0910110BFL.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
