NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated February 13, 2015, entered in Case No. 12003055CA of the Circuit Court of the Twentieth Judicial Circuit, in and for Charlotte County, Florida, wherein Ventures Trust 2013-I-H-R by MCM Capital Partners, LLC, its trustee is the Plaintiff and Ruth Rosenberger; James M. Rosenberger; Unknown Parties in Possession #1, If living, and all Unknown Parties claiming by, through, under and against the above named Defendants(s) who are not known to be dead or alive, whether said Unknown Parties may claim an interest as Spouse, Heirs, Devisees, Grantees, or Other Claimants; Unknown Parties in Possession #2, If living, and all Unknown Parties claiming by, through, under and against the above named Defendants(s) who are not known to be dead or alive, whether said Unknown Parties may claim an interest as Spouse, Heirs, Devisees, Grantees, or Other Claimants are the Defendants, that I will sell to the highest and best bidder for cash by electronic sale at www.charlotte.realforeclose.com, beginning at 11:00 AM on the April 20, 2015, the following described property as set forth in said Final Judgment, to wit:
LOT 4, BLOCK 2181, PORT CHARLOTTE SUBDIVISION, SECTION 37, A SUBDIVISION, ACCORDING TO THE PLAT THEREOF, RECORDED IN PLAT BOOK 5, PAGES 41A THROUGH 41H, INCLUSIVE, OF THE PUBLIC RECORDS OF CHARLOTTE COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
