NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated March 20, 2015, and entered in 14-CA-051451 of the Circuit Court of the TWENTIETH Judicial Circuit in and for LEE County, Florida, wherein THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK SUCCESSOR TRUSTEE TO JPMORGAN CHASE BANK N.A., AS TRUSTEE FOR THE STRUCTURED ASSET MORTGAGE INVESTMENTS II TRUST MORTGAGE
PASS-THROUGH CERTIFICATES SERIES, 2006-AR2, is the Plaintiff and NELSON J. SANDERSON; CHARLOTTE L. SANDERSON; MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. AS NOMINEE FOR COUNTRYWIDE HOME LOANS; UNKNOWN TENANT #1 N/K/A WILL EDWARDS; UNKNOWN TENANT #2 N/K/A ANGELA ORSINI are the Defendant(s). Linda Doggett as the Clerk of the Circuit Courtwill sell to the highest and best bidder for cash, www.lee.realforeclose.com, at 09:00 AM on May 4, 2015, the following described property as set forth in said Final Judgment, to wit:
THE FOLLOWING DESCRIBED PROPERTY SITUATED IN LEE COUNTY, FLORIDA:
A TRACT OF PARCEL OF LAND LYING IN THE NORTHEAST QUARTER OF THE NORTHWEST QUARTER OF SECTION 15, TOWNSHIP 45 SOUTH, RANGE 24 EAST DESCRIBED AS FOLLOWS:
FROM THE SOUTHWEST CORNER OF THE SAID NORTHEAST QUARTER OF THE NORTHWEST QUARTER OF SAID SECTION 15; THENCE RUN NORTH 89'57'30” EAST, ALONG THE SOUTH LINE OF THE SAID NORTHEAST QUARTER OF THE NORTHWEST QUARTER FOR A DISTANCE OF 413.97 FEET TO A POINT ON THE WESTERLY RIGHT-OF-WAY LINE OF WINKLER ROAD (FORMERLY fort myers and naples road); thence run north 2'42'10” west, along the said westerly right-of-way line of winkler road for a distance of 836.47 feet to the point of beginning of the lands therein described; continue north 2'42'10” west, along the said westerly right-of-way line of winkler road for a distance of 185.93 feet to a point; THENCE RUN SOUTH 89'48'20: WEST FOR A DISTANCE OF 155.29 FEET TO A POINT; thence run wouth 01'01'30” east for a distance of 101.37 feet to a point; thence run wouth 84'48'10” west for a distance of 25 feet to a point; thence run south 01'46'09” east for a distance of 84.47 feet to a point; thence run north 89'48'20” east a distance of 184.64 feet to the point of beginning.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
