NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated March 02, 2015, and entered in 10-CA-011908 of the Circuit Court of the THIRTEENTH Judicial Circuit in and for Hillsborough County, Florida, wherein OCWEN LOAN SERVICING, LLC is the Plaintiff and STEPHEN FALKENSTEIN; BETHANY FALKENSTEIN; MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INCORPORATED AS NOMINEE FOR CASTLE MORTGAGE CORP DBA CASTLE MORTGAGE CORP OF ALABAMA are the Defendant(s). Pat Frank as the Clerk of the Circuit Court will sell to the highest and best bidder for cash at www.hillsborough.realforeclose.com, at 10:00 AM, on April 20, 2015, the following described property as set forth in said Final Judgment, to wit:

TOGETHER WITH A PORTION OF LOT 15 AS PER PLAT BOOK 6 PAGE 46, BEING A SUBDIVISION OF THE SOUTHEAST 1/4 OF SECTION 1AND THE NORTHEAST 1/4 OF SECTION 12 BEING IN TOWNSHIP 29 SOUTH, RANGE 22 EAST, HILLSBOROUGH COUNTY, FLORIDA AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS:
COMMENCE AT THE NORTHWEST CORNER OF SAID LOT 15; RUN THENCE SOUTH 89 DEGREES 56'44” EAST, 1050.00 FEET TO THE POINT OF BEGINNING; THENCE CONTINUE SOUTH 89 DEGREES 56'44” EAST, 161.18 FEET TO A POINT OF INTERSECTION WITH THE WESTERLY RIGHT-OF-WAY LINE OF COUNTY LINE ROAD AND THE BEGINNING OF A NON-TANGENT CURVE; THENCE SOUTHERLY ALONG SAID WESTERLY RIGHT-OF-WAY LINE, 2.39.02 FEET ALONG THE ARC OF A CURVE TO THE RIGHT HAVING A RADIUS OF 2788.79 FEET, A CENTRAL ANGLE OF 04 DEGREES 54' 39”, AND A CHORD OF 238.95 FEET WHICH BEARS SOUTH 02 DEGREES 33'43” EAST TO A POINT OF TANGENCY; THENCE SOUTH 00 DEGREES 06'23” EAST, 20.14 FEET; THENCE DEPARTING SAID WESTERLY RIGHT-OF-WAY LINE, NORTH 89 DEGREES 56'44” WEST,171.46 FEET; AND THENCE NORTH 00 DEGREES 05'49” WEST 258 FEET TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
