NOTICE IS HEREBY GIVEN pursuant to a Final Judgment dated March 3, 2015, entered in Civil Case No.: 29-2012-CA-011164, DIVISION: N, of the Circuit Court of the THIRTEENTH Judicial Circuit in and for Hillsborough County, Florida, wherein DEUTSCHE BANK NATIONAL TRUST COMPANY, AS INDENTURE TRUSTEE, ON BEHALF OF THE HOLDERS OF THE ACCREDITED MORTGAGE LOAN TRUST 2005-4 ASSET BACKED NOTES is Plaintiff, and ANGEL A. PEREZ A/K/A ANGEL PEREZ; MINISTERIOS KOINONIA (NUEVA VIDA), INC.; STATE OF FLORIDA DEPARTMENT OF REVENUE; MELANIE BAEZ; CITY OF TAMPA; CLERK OF CIRCUIT COURTS OF HILLSBOROUGH COUNTY, FLORIDA; MAGVELSY L. SANTIAGO; UNKNOWN TENANT #1; UNKNOWN TENANT #2; ALL OTHER UNKNOWN PARTIES CLAIMING INTERESTS BY, THROUGH, UNDER, AND AGAINST A NAMED DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAME UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS, are Defendant(s).

A TRACT OF LAND LYING IN THE SOUTHWEST 1/4 OF THE NORTHWEST 1/4 OF SECTION 14, TOWNSHIP 28 SOUTH, RANGE 17 EAST, HILLSBOROUGH COUNTY, FLORIDA; MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGIN AT THE NORTHWEST CORNER OF THE SOUTHWEST 1/4 OF THE NORTHWEST 1/4 OF STATED SECTION 14; THENCE SOUTH 01°10'33” WEST (ASSUMED BEARING) ALONG THE WEST BOUNDARY OF THE SOUTHWEST 1/4 OF THE NORTHWEST 1/4 OF STATED SECTION 14, A DISTANCE OF 280.00 FEET; THENCE SOUTH 89°23'01” EAST A DISTANCE OF 323.87 FEET TO A POINT OF CURVATURE; THENCE ON AN ARC TO THE LEFT A DISTANCE OF 29.94 FEET WITH A RADIUS OF 1853.88 FEET SUBTENDED BY A CHORD OF 29.94 FEET; CHORD BEARING SOUTH 89°50'46.5” EAST; TO A POINT ON CURVE FOR A POINT OF BEGINNING; (SAID POINT BEING ON THE SOUTH RIGHT-OF-WAY BOUNDARY OF A 60 FOOT ROAD DEDICATION, PER OFFICIAL RECORDS BOOK 1531,PAGE 74, GARDNER ROAD); THENCE CONTINUE ALONG STATED SOUTH RIGHT-OF-WAY BOUNDARY OF GARDNER ROAD ON AN ARC TO THE LEFT A DISTANCE OF 105.12 FEET WITH A RADIUS OF 1853.88 FEET SUBTENDED BY A CHORD OF 105.11 FEET, CHORD BEARING NORTH 88°04'00” EAST; TO A POINT ON CURVE; THENCE SOUTH 00°36'59” WEST A DISTANCE OF 204.68 FEET; THENCE NORTH 89°23'01” WEST A DISTANCE OF 105.00 FEET; THENCE NORTH 00°36'59” EAST A DISTANCE OF 200.00 FEET TO THE POINT OF BEGINNING.
If you are a person claiming a right to funds remaining after the sale, you must file a claim with the clerk no later than 60 days after the sale. If you fail to file a claim you will not be entitled to any remaining funds. After 60 days, only the owner of record as of the date of the lis pendens may claim the surplus.
