NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure filed April 30, 2015 entered in Civil Case No. 11-2014-CA-000131 of the Circuit Court of the TWENTIETH Judicial Circuit in and for Collier County, Naples, Florida , the Clerk of Court will sell to the highest and best bidder for cash at the lobby on the third floor of the Courthouse Annex, Collier County Courthouse, 3315 Tamiami Trail East, Naples, Florida, 34112 in accordance with Chapter 45, Florida Statutes on the 28 day of May, 2015, at 11:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
Parcel U Commencing at a railroad spike set in the center of State Road 29 marking the Southwest corner of the Northwest 1/4 of the Northwest 1/4 of Section 31, Township 53 South, Range 30 East, Tallahassee Meridian Chokoloskee Island, Collier County, Florida, run South 0 degrees 12' 14” West on the range line 186.31 feet to a point, thence South 75 degrees 26' 18” East 133.40 feet to an iron pipe, thence South 0 degrees 12' 14” West 124.80 feet to an iron pipe, THE POINT OF BEGINNING; thence continue South 0 degrees 12' 14” West 100.00 feet to an iron pipe; thence continue South 83 degrees 0' 46” East 98.96 feet to an iron pipe, thence North 18 degrees 44' 14” East 100.00 feet to an iron pipe, thence North 83 degrees 0' 46” West 131.0 feet to an iron pipe, THE POINT OF BEGINNING, said parcel being on and a part of the original Smallwood Division of Lot No. 2, according to plat in Plat Book 1, Page 20, of the Public Records of Collier County, Florida. ALSO, Tract R, in Lot 2, plat of the West 1/2 of the Northwest 1/4 of unsurveyed Section 31, Township 53 South, Range 30 East, according to the plat in Plat Book 1, Page 20, Public Records of Collier County, Florida, more particularly described as follows: Commencing at a railroad spike set in the center of State Road 29 marking the Southwest corner of the Northwest 1/4 of the Northwest 1/4 of Section 31, Township 53 South, Range 30 East, Tallahassee Meridian in Chokoloskee Island, Collier County, Florida, run South 0 degrees 12' 14” West on the range line 186.31 feet to a point; thence South 75 degrees 26' 18” East 133.40 feet to an iron pipe; thence South 0 degrees 12' 14” West 224.80 feet to an iron pipe, the POINT OF BEGINNING; thence continue South 0 degrees 12' 14” West 100.00 feet to an iron pipe; thence South 83 degrees 0' 46” East 66.65 feet to an iron pipe; thence North 18 degrees 44' 14” East 103.11 feet to an iron pipe; thence North 83 degrees 0' 46” West 98.96 feet to an iron pipe, the POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens, must file a claim within 60 days after the sale.
