NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered April 8, 2015 in Civil Case No. 2014-CA-004125-ES of the Circuit Court of the SIXTH Judicial Circuit in and for Pasco County, Dade City, Florida, wherein NATIONSTAR MORTGAGE LLC is Plaintiff and ANH MARTINA/K/A ANH TRANG PHO, JAMES MARTIN, DONALD ROY MARSEE, WALLACE JAMES MARSEE, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS NOMINEE FOR CAPITAL ONE HOME LOANS, LLC, UNKNOWN TENANT IN POSSESSION 1, UNKNOWN TENANT IN POSSESSION 2, are Defendants, the Clerk of Court will sell to the highest and best bidder for cash electronically at www.pasco.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 2nd day of June, 2015 at 11:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
Lot 90, of the Unrecorded Plat of ORANGE VALLEY SUBDIVISION, UNIT ONE, being further described as follows; Commencing at the West ¼ corner of Section 10, Township 25 South, Range 21 East, Pasco County, Florida; thence go N. 00°00`02” E., along the West line of the NW 1/4 of Section 10, a distance 949.04; thence N. 89°50`05” E., a distance of 375.0 feet; thence S. 00°00`02” W., a distance of 600.0 feet; thence N. 89°50`05” E., a distance of 1200.0 feet to the Point of Beginning; thence continue N. 89°50`05” E., a distance of 150.0 feet; thence N.00°00`02” E., a distance of 300.0 feet; thence S. 89°50`05” W., a distance of 150.0 feet; thence S. 00°00`02” W., a distance of 300.0 feet to the Point of Beginning.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim within 60 days after the sale.
