NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of foreclosure dated April 06, 2015, and entered in Case No. 2012-CA-000803-O of the Circuit Court of the NINTH Judicial Circuit in and for ORANGE COUNTY, Florida, wherein JPMORGAN CHASE BANK, NATIONAL ASSOCIATION, is Plaintiff, and CECILIA SANTOS, et al are Defendants, the clerk will sell to the highest and best bidder for cash, beginning at 11:00 AM www.myOrangeClerk.realforeclose.com, in accordance with Chapter 45, Florida Statutes, on the 08 day of June, 2015, the following described property as set forth in said Final Judgment, to wit:
That part of Lot 11, CIMARRON HILLS, according to the Plat thereof as recorded in Plat Book 18, Page 142, of the Public Records of Orange County, Florida, described as follows: Beginning at the Southwest corner of said Lot 11, thence run North 115.71 feet to the Northwest corner of said Lot 11; thence run South 58 Degrees 00 Minutes 36 Seconds East, 41.26 feet; thence run South 72 Degrees 36 Minutes 56 Seconds East, 4.88 feet; thence run South 02 Degrees 34 Minutes 06 Seconds West, 107.69 feet; thence run North 66 Degrees 26 Minutes 37 Seconds West, 37.99 feet to the Point of Beginning.
Subject to easements, restrictions and reservations of records and to taxes for the year 2007 and hereafter.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
