NOTICE IS HEREBY GIVEN that sale will be made pursuant to an Order or Final Judgment. Final Judgment was awarded on September 11, 2015 in Civil Case No. 48-2012-CA-015359-O, of the Circuit Court of the NINTH Judicial Circuit in and for Orange County, Florida, wherein, WILMINGTON SAVINGS FUND SOCIETY, FSB, DOING BUSINESS AS CHRISTIANA TRUST, NOT IN ITS INDIVIDUAL CAPACITY, BUT SOLELY AS TRUSTEE FOR BCAT 2015-13BTT is the Plaintiff, and FORECLOSUREHOLD, INC.; VISCONTI WEST CONDOMINIUM ASSOCIATION, INC.; VISCONTI MASTER ASSOCIATION, INC.; UNKNOWN TENANT #1; UNKNOWN TENANT #2 N/K/A LONNIE WALIE; UNKNOWN HEIRS, BENEFICIARIES AND DEVISEES OF THE ESTATE OF STEPHANIE J. TILGHMAN A/K/A STEPHANIE TILGHMAN A/K/A STEPHANIE JOHANNA TILGHMAN, DECEASED; ARDEN MARIE TILGHMAN; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER AND AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS are Defendants.
The clerk of the court, Tiffany Moore Russell will sell to the highest bidder for cash at www.myorangeclerk.realforeclose.com on October 29, 2015 at 11:00 AM, the following described real property as set forth in said Final Judgment, to wit:
UNIT 11104, BUILDING 11, OF VISCONTI WEST, A CONDOMINIUM, ACCORDING TO THE DECLARATION OF CONDOMINIUM THEREOF, AS RECORDED IN OFFICIAL RECORDS BOOK 8253, PAGE 1955, PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA, AND ALL RECORDED AND UNRECORDED AMENDMENTS THERETO. TOGETHER WITH AN UNDIVIDED INTEREST OR SHARE IN THE COMMON ELEMENTS APPURTENANT THERETO. AND TOGETHER WITH ANY NON-EXCLUSIVE EASEMENTS AS DESCRIBED IN THAT CERTAIN DECLARATION OF COVENANTS, RESTRICTIONS AND EASEMENTS FOR VISCONTI RECORDED IN OFFICIAL RECORDS BOOK 8066, PAGE 4223, PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
