NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated September 18, 2015, entered in Case No. 2014-CA-002973-O of the Circuit Court of the Ninth Judicial Circuit, in and for Orange County, Florida, wherein The Bank of New York Mellon fka The Bank of New York, as Trustee for the Certificateholders of CWALT, Inc., Alternative Loan Trust 2005-57CB, Mortgage Pass-Through Certificates, Series 2005-57CB is the Plaintiff and Charlie Rivera; Unknown Spouse of Charlie Rivera; Kelly M. Rivera; Unknown Spouse of Kelly M. Rivera; Hancock Bank; Orange Tree Estate Homes Section One Maintenance Association, Inc.; Orange Tree Property Owners' Association, Inc.; Premier First Title, LLC are the Defendants, that the Clerk of Courts will sell to the highest and best bidder for cash by electronic sale at www.myorangeclerk.realforeclose.com, beginning at 11:00 on the 26th day of October, 2015, the following described property as set forth in said Final Judgment, to wit:
LOT 18, BLOCK D, ORANGE TREE COUNTRY CLUB, UNIT TWO, DR PHILLIPS, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 12, PAGES 65 AND 66 OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
