NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of foreclosure dated September 17, 2015, and entered in Case No. 2012-CA-016788-O of the Circuit Court of the NINTH Judicial Circuit in and for ORANGE COUNTY, Florida, wherein WELLS FARGO BANK, N.A., is Plaintiff, and JAMES REPICI, et al are Defendants, the clerk, Tiffany Moore Russell, will sell to the highest and best bidder for cash, beginning at 11:00 AM www.myOrangeClerk.realforeclose.com, in accordance with Chapter 45, Florida Statutes, on the 17 day of November, 2015, the following described property as set forth in said Final Judgment, to wit:
LOT 27, LESS THE NORTH 100 FEET; AND THE WEST 1/2 OF LOT 26, LESS THE NORTH 100 FEET THEREOF, FAIRBANKS SHORES, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 'R', PAGE 34 OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA, LESS: BEGIN AT THE SOUTHWEST CORNER OF LOT 27, FAIRBANKS SHORES, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK R, PAGE 34, PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA, THENCE NORTH 00 DEGREES 00 MINUTES 53 SECONDS WEST ALONG THE WEST LINE OF A SAID LOT 27 A DISTANCE OF 8.47 FEET; THENCE SOUTH 62 DEGREES 18 MINUTES 00 SECONDS EAST 84.27 FEET TO THE EAST LINE OF THE WEST 1/2 OF LOT 26 OF SAID FAIRBANKS SHORES; THENCE SOUTH 00 DEGREES 00 MINUTES 53 SECONDS EAST ALONG SAID EAST LINE A DISTANCE OF 8.47 FEET TO THE SOUTHEAST CORNER OF THE WEST 1/2 OF SAID LOT 26; THENCE NORTH 62 DEGREES 18 MINUTES 00 SECONDS WEST ALONG THE SOUTH LINE OF SAID LOTS 26 AND 27 AND THE NORTHERLY RIGHT-OF-WAY LINE OF FAIRBANKS AVE., A DISTANCE OF 84.27 FEET TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
